Responsibilities

  • Leasing apartments at optimum rent levels and keeping vacancies to a minimum.
  • Greet customers by standing and smiling.
  • Convert walk-in prospects into secured leases.
  • Convert telephone calls and emails to appointments.
  • Maintain a waiting list and follow up on waiting list applicants.
  • Follow up on Guest Cards by letter, telephone, and email.
  • Screen applicants to include requesting and reviewing credit reports, employment references, and rental references.
  • Prepare leases
  • Conduct Move-in orientations
  • Maintain Move-in List
  • Handle subleases, renewals, extensions, and vacating notices.
  • Follow through on Rent Increase Letters and maintain files.
  • Prepare prospect kits, move-in kits, move-out kits and other promotional materials as needed.
  • Promote Preferred Employer Plan.
  • Maintain the Resident Renewal Program.
  • Proactively solicit residents’ input and opinions regarding their residency in our community.
  • Make recommendations regarding resident programs and/or policies to Management.
  • Strategize to maximize resident retention.
  • Facilitate a resident environment that permits peaceful and quiet enjoyment.
  • Work in partnership with our residents and the community at large to determine solutions and to accomplish goals.
  • Leasing Office Operations
  • Assist managers and other staff members as requested.
  • Maintain a customer focused and attractive appearance in the leasing office and model; plants, accessories, and furnishings.
  • Handle daily file maintenance.
  • Maintain postage, office, and forms supplies.
  • Handle regular and overnight mail.
  • Answer telephones.
  • Arrange utility connections and disconnections and maintaining the utility ledger.
  • Walk vacant and inspect ready units as necessary.
  • Walk the property and perform property work as needed.
  • Follow up on general complaints including pet violations, resident handbook violations, auto violations, noise violations, and other miscellaneous resident complaints in compliance with the Customer Service Program and philosophy.
  • Collect delinquent rent.
  • Check apartments for skips using the delinquency as a reference.
  • Handle move-out processing.
  • Work on social and other promotional events.
  • Other duties as assigned.

Summary:

Showing apartments to prospects with the goal of securing a lease. Provide productive and ongoing contributions toward maintaining occupancy and customer satisfaction at a premium level. Completion of leasing paperwork.
