Summary

To be responsible, under the supervision of the Business Manager or Leasing Manager, for marketing, leasing, and pre-leasing apartment homes. Coordinate Move-In information forms and resolve resident issues/concerns as necessary. This position involves working at two properties in the area.

Essential Duties and Responsibilities
  1. Meet and greet future residents professionally and enthusiastically.
  2. Qualify future residents by determining their needs, eligibility, and desirability.
  3. Follow the Legacy Way of Leasing training.
  4. Take future residents on community and apartment tours, using up-to-the-minute knowledge of vacancies and availability dates.
  5. Have complete knowledge of the apartment community, including surrounding area, schools, shopping, transportation, and other neighborhood information.
  6. Assist with outreach marketing campaigns.
  7. Provide information on the selling points of the apartment, such as appliances, square footage, and furniture placement.
  8. Maintain knowledge of competitors in the area.
  9. Provide marketing reports as designated.
  10. Shop all competitors by phone weekly and in person monthly, and assist with written market surveys.
  11. Know special features of Legacy Partners communities and refer residents to other communities when appropriate.
  12. Work with the management team on advertising and marketing plans.
  13. Explain applications, leases, and addendums in detail.
  14. Thoroughly check applications through credit agencies and other resources before submission.
  15. Initiate all move-in paperwork, inspect apartments, and place move-in gifts.
  16. Audit lease files for accuracy before move-in and renewal.
  17. Keep a daily log of traffic, calls, and follow-ups.
  18. Introduce new residents to the management team and handle issues before move-in.
  19. Receive deposits and fees according to procedures.
  20. Correctly label and store all monies received.
  21. Follow up on potential residents within 48 hours.
  22. Check and comply with model setup and care policies.
  23. Market to Preferred Employers, Locators, and Third-Party Providers.
  24. Practice excellent customer service and participate in online reputation management.
  25. Work with team members to maintain community operations.
  26. Answer phones and address resident concerns.
  27. Maintain professionalism and adhere to dress code.
  28. Inspect community daily for readiness and report issues.
  29. Write service requests and deliver notices/newsletters.
  30. Maintain office organization and supplies.
