Responsibilities

• Greets visitors and determines if the community meets the client\'s qualifications.
• Explains all lease and community policies to residents.
• Follows Fair Housing Standards in all dealings with prospects and residents.
• Prepares and assists with leasing paperwork (applications, lease agreements, addenda, credit checks).
• Collects security deposits, rent and other move‑in funds.
• Ensures apartments are ready for move‑in and conducts final inspections.
• Maintains knowledge of rent, pricing, vacancies and lease expirations.
• Inspects vacant apartments to ensure readiness for showing.
• Coordinates with Property Manager to maintain curb appeal and property appearance.
• Executes resident retention and renewal programs.
• Coordinates resident relations events and newsletters.
• Accompanies vendors to resident apartments as needed.
• Transports residents on property grounds and runs errands as necessary.
• Maintains guest cards and follows up with residents within 24 hours.

Overview

The Leasing Consultant has primary marketing responsibility for interfacing with prospective residents at the community, handling day‑to‑day issues with current residents, and coordinating lease renewals. Leasing Consultants are the community’s most important personnel as they can determine how well a community performs in a competitive marketplace. Specific training focuses on Fair Housing, closing techniques, and overcoming objections.

Responsibilities

• Greets visitors and determines if the community meets the client’s qualifications.
• Explains all lease and community policies to new and current residents.
• Follows Fair Housing Standards in all dealings with prospects and residents.
• Accurately and efficiently prepares and assists with all leasing paperwork (applications, lease agreements and addenda, employment and credit checks, and leasing move‑in packets).
• Collects security deposits, rent, and all other funds associated with resident move‑ins.
• Ensures the condition of leased apartments prior to move‑in, including a final inspection and walk‑through with the resident.
• Communicates changes in unit lease status to Maintenance.
• Supports the overall marketing efforts.
• Maintains accurate and in‑depth knowledge of all aspects of the community, particularly rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc.
• Inspects all vacant apartments regularly to ensure they are ready to show to prospective residents.
• Works with the Property Manager and/or Assistant Manager to assure curb appeal and property appearance is acceptable.
• Conducts follow‑up activity with all residents to establish positive resident relations.
• Maintains open communication with the Property Manager and/or Assistant Manager.
• Assists in implementing resident retention and renewal programs.
• Attends and assists in the coordination and organization of resident relations and activities, such as newsletters and resident functions.
• Accompanies vendors or contractors to resident apartments as needed.
• Transports residents or prospective residents via motorized vehicle throughout property grounds; may run errands as necessary.
• Maintains guest cards and follows up within 24 hours with a phone call or e‑mail.
• Assists in inputting resident work orders into Yardi. Calls back all work orders before filing. Files work orders once the resident is contacted. Notifies the Property Manager of problems daily.
• Assists the Community Assistant Manager if requested in completing the Marketing Survey.
• Conducts outside marketing as directed by the Property Manager or Assistant.

Qualifications

• Represents Arbour Valley Management; always wears clothing and accessories appropriate for a professional business environment.
• Can interpret, evaluate, and communicate detailed written or verbal instructions to others accurately and quickly, including answering phone calls, attending meetings, and written correspondence.
• Has a valid driver’s license with a good driving record and has auto insurance as required.
• Has undergone pre‑employment background screening and has passed a drug test.
