StoneCreek Communities in Omaha, NE is seeking a Leasing Specialist to maintain high occupancy by attracting and retaining qualified residents at Club at Highland Park. Responsibilities include greeting prospects, conducting tours, following up with leads in the CRM, signing leases, inspecting apartments, and coordinating with maintenance to prepare homes for move-in.

You will design and execute local marketing activities, support lease renewals, and ensure show units meet company standards

Qualifications

• 0-1 years of experience in multifamily property management leasing preferred.
• Strong customer service skills.
• Yardi experience preferred.
• Ability to work Saturdays required, Sunday and one weekday off.

Responsibilities

• Maintain knowledge of current prices, property information, and comps.
• Greet prospects, conduct community tours, and show apartments; sign leases.
• Inspect apartments before move-in; coordinate repairs with maintenance.
• Follow up with leads in CRM/PMS within 24 hours.
• Complete monthly training in the company's LMS.
• Design and execute marketing activities to drive traffic; use internet marketing tools.
• Ensure show units meet company standards; communicate needs to maintenance.
• Support lease renewals by preparing renewal letters and packages.

The overall objective of this position is to maintain a high physical occupancy by focusing their efforts on attracting and retaining qualified residents to their community. Responsible for leasing, marketing, and maintaining positive resident relations.

Duties/Responsibilities:

• Maintain a clear knowledge of current prices, property information, and comps in the market.
• Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments and ensuring a smooth resident move-in and lease signing.
• Inspects apartments before residents move in, ensures apartments are in ready condition, and schedules any outstanding items to be addressed with the maintenance team.
• Follow up with all leads in CRM/PMS within 24 hours
• Complete work order callbacks daily to ensure resident satisfaction.
• Follow company policies and procedures.
• Complete required monthly training in the company's LMS.
• Designs and executes marketing activities to create and drive traffic to the community, using internet marketing tools (and following other community-specific marketing plans, drives, and special programs.
• Ensures that the community and show units meet the Company's standards for show quality by inspecting the leasing tour daily and communicating maintenance and upkeep needs to the community's maintenance team members.
• Executes and performs activities supporting the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents before move-out dates and ensuring that lease renewal documents are signed and implemented on time.
• Responds quickly and courteously to resident and client/owner concerns and questions, resolves problems and/or documents, and conveys requests to the appropriate individual(s).
• Performs other related duties as assigned.

Physical Requirements:

Prolonged periods sitting at a desk and working on a computer, standing and walking, giving tours, and meeting potential residents.

Must be able to lift up to 15 pounds at times.

Must be able to traverse a variety of properties with stairs and in a variety of weather.
