Job description

The purpose of the Leasing Consultant is to lease apartments, retain residents through customer service, and handle administrative and financial responsibilities for their assigned community.

Primary Functions:

I. Leasing Responsibilities:

  1. Ensure leasing procedures are followed daily.
  2. Manage availability guidelines.
  3. Review leasing follow-up weekly.
  4. Receive incoming calls from prospects professionally and warmly, encouraging visits. Check messages and follow up as needed.
  5. Inspect the property daily for cleanliness and appearance, including trash management and apartment readiness.
  6. Lease apartments to qualified prospects.
  7. Schedule move-ins to minimize rent loss.
  8. Escort prospects to apartments and amenities.
  9. Drive a golf cart or walk with prospects.
  10. Prepare paperwork for lease verification.
  11. Verify applications, process files promptly, and submit for approval. Set up files for move-in.
  12. Report weekly traffic and call recap to the Community Director.
  13. Follow up with visitors within 24 hours and send a note/e-mail within seven days.
  14. Perform any other projects assigned by the Community or Regional Director.

II. General Office/Administrative Responsibilities:

  • Conduct move-in, move-out, and turnkey inspections, addressing concerns.
  • Maintain key control procedures for security.
  • Handle resident notices and maintain files.
  • Adhere to dress code policies.
  • Assist with lease renewals: prepare documents, contact residents 75 days before lease end, send renewal notices, prepare new leases, and follow up on promises.
  • Assemble move-in packages.
  • Keep files current.
  • Operate the office alarm system.
  • Deliver comprehensive move-in presentations.
  • Calculate rent, prorates, late fees, and percentages.
  • Document maintenance requests.

III. Qualifications:

  1. Experience in leasing and resident management.
  2. Familiarity with Knock, Onesite, and AIRM systems.

REPORTS TO:

Community Director, Assistant Community Director

JOB CLASSIFICATION:

Non-exempt; overtime paid for hours over 40 weekly.
