Job Summary

Shows and leases apartments to prospective residents and supports community's marketing plan.

Essential Duties and Responsibilities
  • Assists applicant in completing rental application, collects security deposit.
  • Responsible for insuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal” of the community.
  • Thorough knowledge of lease terms, specifications and all community policies.
  • Knowledgeable of required telephone and sales techniques.
  • Knowledge of Fair Housing Standards
  • Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual. Fully informed of current rental rates, sizes, locations and all amenities of community.
  • Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
  • Responsible for “shopping” competitive properties.
  • Develop full knowledge of application information required, screening processes and policies regarding rentals.
  • Develop and maintain an on-going resident retention program under direction of Community Manager.
  • Responsible for proper maintenance of all resident and community files.
  • Responsible for maintaining market surveys on a monthly basis.
  • Efficient and timely processing of all required administrative forms, reports and related information.
  • Responsible for reporting unusual or extraordinary circumstances regarding the community or residents.
  • Courteous, efficient handling of resident requests and complaints.
  • Responsible for maintaining a professional appearance and behavior at all times.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.
Supervisory Responsibilities

Qualifications
  • Education and/or Experience: High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.
  • Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or team members of organization.
  • Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
  • Training, Certificates, Licenses and Designations: Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
  • Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
  • Certificates, Licenses, Registrations: Fair Housing Certification is required within 1 day of hire.
