Job summary

Titan Corp. is seeking an Leasing Consultant to lease apartments, retain residents through exceptional customer service, and handle administrative and financial tasks for the community.

Responsibilities include showing units, processing applications, preparing lease files, and coordinating move-ins while maintaining property appearance and ensuring compliance with policies.

Qualifications

  • Minimum 3 years leasing/property management experience.
  • Ability to communicate effectively with residents and prospects.
  • Bilingual Korean and/or Spanish preferred.
  • Must pass drug screening and maintain professional image.
  • Valid driver's license required.

Responsibilities

  • Follow leasing procedures daily and manage availability.
  • Review leasing follow-up weekly and coordinate move-ins.
  • Answer calls professionally, welcome prospects, and invite them to visit.
  • Inspect property daily for cleanliness and appearance, maintain units ready for occupancy.
  • Lease apartments to qualified prospects and schedule move-ins to minimize rent loss.
  • Escort prospects to apartments and amenity areas; drive golf cart as needed.
  • Prepare lease paperwork, verify applications, and submit for approval.
  • Follow up with visitors within 24 hours and send follow-up notes within 7 days.
  • Assist with move-in/out inspections and maintain filing accuracy.
  • Deliver move-in presentations and manage daily rent calculations and charges.

Role Overview

Leasing Consultant responsible for leasing apartments, retaining residents through customer service, and handling administrative and financial responsibilities for their assigned community.

Responsibilities
  • Ensure leasing procedures are followed on a daily basis.
  • Manage availability guidelines.
  • Review leasing follow up weekly.
  • Receive incoming phone calls from prospects professionally and welcome them, entice them to visit the community, check answering service messages and follow up as necessary.
  • Visually inspect the entire property (office, models, compactor, vacant units, and amenity areas) daily for cleanliness and overall appearance, including picking up trash, operating the trash compactor, carrying cleaning supplies, vacuuming stairs, and cleaning apartments to resident‑ready standards.
  • Lease apartments to qualified prospects.
  • Schedule move‑ins to minimize rent loss.
  • Escort prospective residents to apartments and amenity areas.
  • Drive golf cart or walk with prospects.
  • Prepare all necessary paperwork before submitting lease files for verification.
  • Verify applications and process files quickly through phone calls and correspondence; submit to manager for approval and set up file for move‑in.
  • Turn in traffic and phone recap weekly to the Community Director.
  • Follow up with each visitor within 24 hours via personal phone call and send a personal note/email within seven days of their visit.
  • Perform any other projects or assignments given by the Community Director or Regional Director.
General Office/Administrative Responsibilities
  • Conduct move‑in, move‑out and turnkey inspections and follow through with any concerns.
  • Maintain key closet procedures to ensure proper control of access and security on the property.
  • Receive and acknowledge resident notices and prepare files.
  • Maintain dress code as outlined in the policy manual and ensure Leasing Team adheres to the policy and uniform schedule.
  • Assist in lease renewal procedure:
    • Complete lease renewal printout and submit to Community Director for approval.
    • Contact each resident by phone up to 75 days before the end of their initial term.
    • Send renewal letters to residents unreachable by phone.
    • Type new leases.
    • Follow up on any promises made at time of renewal.
  • Assemble move‑in packages.
  • Keep all filing current.
  • Operate office alarm system in conjunction with opening and closing the office.
  • Deliver thorough move‑in presentation to new residents.
  • Calculate daily rent, prorate charges, late fees and percentages.
  • Write up all maintenance requests upon receipt.
Qualifications
  • Ability to effectively communicate with people.
  • Three (3) years of experience.
  • Bilingual Korean and/or Spanish preferred.
  • Ability to maintain a professional image.
  • Strong organizational skills.
  • Strong verbal skills.
  • Excellent customer service orientation.
  • Assertive attitude.
  • Ability to effectively "close" a sale.
  • Must pass drug screening test.
  • Ability to manage and coach a team of Leasing Professionals.
  • Must possess a valid Driver's License.
  • Experience in leasing properties to prospective residents and managing current residents; experience using Knock, Onesite, and AIRM.

Reports To: Community Director, Assistant Community Director

Job Classification: Non‑exempt. Paid coefficient overtime for all hours worked over 40 each week.
