Job summary

RPM Living is seeking a Leasing Associate to manage leasing, marketing and resident relations at an apartment community. You will sign leases, collect deposits, and act as landlord for property owners while performing clerical tasks for housing applications.

The role emphasizes knowledge of lease terms, community policies and responsive follow-up with applicants and residents. Onsite duties, weekend hours and a customer-focused approach are required.

Qualifications

• 1+ years tax credit experience.
• Property leasing, sales and/or customer experience.
• HUD/RAD/PBV/HOME rules and regulations for low-income housing programs.
• Excellent follow up skills via email and phone.
• Onsite experience a plus.
• Experience with Microsoft Office Suite including Word and Excel.

Responsibilities

• Ensure model apartments and target apartments are ready for show and maintain clean common areas.
• Complete lease forms or agreements and collect rental deposits.
• Market the property effectively by answering questions, conducting tours, and promoting community amenities.
• Know lease terms, specifications and community policies.
• Move-out processing per ACOP/SOP, and stay updated on housing authority policies.
• Monitor competitive properties and market conditions.
• Develop and maintain an ongoing resident retention program under the Property Manager.
• Maintain all resident and property files.
• Handle resident requests and complaints professionally.
• Maintain a professional appearance and attitude at all times.

Position Summary

The Leasing Associate position is responsible for the leasing, marketing and maintaining positive resident relations. Leasing Associates handle the signing of leases, and act as a landlord for property owners. The Leasing Associate will also perform clerical work involving routine challenges with initial applications for housing, rent collection, maintain occupancy for public housing developments, and re-certification of other assisted housing tenants.

Responsibilities

• Ensure the model apartments and target apartments are ready for show and maintaining work areas, common areas and office in a clean and orderly manner
• Complete lease form or agreement and collect rental deposit
• Market the property effectively by answering questions, conducting tours, and promoting community amenities
• Have a thorough knowledge of lease terms, specifications and all community policies
• Completes move out of residents as per the Admissions and Continued Occupancy Policy (ACOP).and SOP's. Maintain a working knowledge of Housing Authority policy and procedures to assure residents have a clear understanding of changes that may affect their residency
• Regular shopping of competitive properties and remaining knowledgeable of market conditions
• Develop and maintain an on-going resident retention program under direction of Property Manager
• Maintain all resident and property files
• Courteous and efficient handling of resident requests and complaints
• Maintain a professional appearance and attitude at all times

Education And Experience

• Qualified candidates will have 1+ years tax credit experience
• Property leasing, sales and/or customer experience
• HUD/RAD/PBV/HOME rules and regulations, as well as policies and procedures of low-income housing programs
• Excellent follow up skills via email and phone
• Onesite experience a plus
• Experience with Microsoft Office Suite including Word and Excel

Physical Requirements

• May be required to sit for extended periods of time while working at a desk
• May be required to climb stairs
• Must be able to read documents, computer screens and data
• Must be able to hear and understand verbal communications in person and over the phone or computer
• May occasionally be required to lift or carry items such as files or office supplies weighing up to 20 pounds
• Must be able to use mobile devices and applications for work-related tasks

Work Environment

• This role is based on site, primarily in an office setting but may require at times that the employee spends some time outside with exposure to the elements
• The office is an open setting which may include bright lights, constant noises and distractions
• A flexible schedule is required and hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs
