Position Summary
The Specialty Leasing Associate is responsible for generating new revenue by sourcing, negotiating, and securing specialty leasing opportunities throughout the Heritage Real Estate Company portfolio. This role focuses on short-term retail, pop-up concepts, food vendors, coworking, office users, and other activation opportunities that enhance the value and vibrancy of each property.
This is a highly sales-driven position that requires proactive prospecting, relationship building, and full ownership of the leasing process - from initial outreach through executed agreements, tenant onboarding, and revenue generation.
Success in this position is measured by leasing activity, pipeline growth, executed agreements, occupancy, and revenue generated.
Sales & Business Development
- Proactively generate new leasing opportunities through cold calling, door-to-door prospecting, networking, referrals, community outreach, and relationship building.
- Build and maintain a self-generated pipeline of prospective tenants for retail, food, coworking, office, and specialty leasing opportunities.
- Research local, regional, and national businesses to identify concepts that align with each property's leasing strategy.
- Leverage social media, digital platforms, CRM tools, and community events to generate qualified leads.
- Consistently maintain prospecting activity and follow-up efforts to maximize occupancy and reduce vacancy.
Leasing, Negotiation & Closing
- Conduct engaging property tours and customized presentations that identify prospect needs and demonstrate the value of Heritage properties.
- Prepare proposals, negotiate lease and license agreements, and successfully close new business opportunities.
- Clearly communicate pricing, lease terms, timelines, and expectations throughout the leasing process.
- Identify opportunities to convert coworking members and short-term users into long-term tenants whenever possible.
- Collaborate with leadership to develop creative deal structures that maximize occupancy and revenue.
Revenue Management & Agreement Administration
- Prepare specialty leasing agreements and ensure all documentation is complete, accurate, and properly approved.
- Coordinate lease setup with Accounting and Property Management, including rent schedules, deposits, billing information, and tenant onboarding.
- Monitor invoicing and rent collection while following up on outstanding balances as necessary.
- Maintain organized records of executed agreements, renewals, amendments, expirations, and related leasing documents.
- Maintain an accurate and current sales pipeline with projected revenue, anticipated close dates, and prospect activity.
- Track leasing metrics including prospecting activity, executed agreements, occupancy gains, renewals, and revenue generation.
- Prepare regular leasing reports, pipeline updates, forecasts, and market insights for leadership.
- Monitor competitor activity and market trends to identify new business opportunities.
Cross-Functional Collaboration
- Work closely with Marketing to develop promotional materials, prospecting campaigns, and leasing collateral.
- Partner with Property Management and Operations to ensure smooth tenant onboarding and ongoing tenant success.
- Collaborate with Accounting to ensure timely billing, collections, and lease administration.
- Participate in weekly leasing meetings, sales meetings, and property strategy sessions.

- Take ownership of the complete sales cycle from prospecting through executed agreements and tenant onboarding.
- Maintain a high level of professionalism while representing Heritage Real Estate Company within the community.
- Adapt quickly to changing priorities, market conditions, and business opportunities.
- Work occasional evenings or weekends as needed for networking events, prospect meetings, property activations, or leasing opportunities.
- Perform additional duties and special projects as assigned.
Compensation
This position offers a competitive base salary of $55,000, plus uncapped performance-based incentive compensation tied directly to new leasing revenue generated by the Specialty Leasing Associate.
Commission is earned through self-sourced and successfully closed leasing opportunities. High-performing Leasing Associates have unlimited earning potential based on production, making this an ideal opportunity for individuals who are motivated by performance and results.
Qualifications
Education & Experience
- One or more years of experience in sales, leasing, business development, hospitality, commercial real estate, coworking, or another customer-facing, performance-driven environment preferred.
- Proven success in prospecting, relationship building, negotiating, and closing new business.
- Experience with commercial leasing, retail leasing, or coworking operations is preferred.
- Experience managing agreements, coordinating billing, and supporting revenue collection is a plus.

- Ability to regularly tour properties, inspect spaces, and walk job sites.
- Ability to lift up to 40 pounds on occasion.
- Valid driver's license with the ability to travel locally between Heritage properties.
- Willingness to work occasional evenings, weekends, or holidays to support leasing activities and property events.
