JOB DESCRIPTION SUMMARY

This role is responsible for overseeing the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Responsibilities

1. Ensure achievement of revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing traffic, managing apartment inventory, setting rent prices and concessions, and monitoring leasing activities.
2. Stay informed about market and competitor conditions, develop and implement marketing plans, and create strategies around pricing, concessions, incentives, and advertising to boost traffic and leases.
3. Develop advertising strategies, utilize technology for promotion, and generate reports using property management software to monitor results.
4. Coordinate with maintenance to ensure community standards, inspect units, and develop activities to enhance salability.
5. Participate in leasing by generating traffic, leasing apartments, qualifying prospects, preparing lease documents, and managing move-in procedures.
6. Analyze operational reports to identify issues, support solutions, and present strategies and results to stakeholders.
7. Oversee lease renewal programs, manage communication, and assist with resident move-outs.
8. Respond promptly to resident and owner concerns, and document requests.
9. Supervise leasing team members through hiring, training, and performance management.

Compensation and Benefits

The hourly rate ranges from $22.00 to $25.00, with additional bonuses based on performance. Benefits include medical, dental, vision, disability, life insurance, paid time off, vacation, holidays, onsite housing discounts, sabbaticals, 401(k) matching, parental leave, and other perks.
