Job Summary

Position may require the ability work any of the seven days of the week, 52 weeks a year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours requested.

Essential Duties And Responsibilities

  1. Prepare all lease-related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are completed prior to resident move-in.
  2. Follow established policies and procedures in the qualification, screening and acceptance of applicants for residency.
  3. Responsible for the execution of all affordable housing paperwork and reporting, if applicable.
  4. Assist with managing the day-to-day operation of the apartment community. Work with the property manager to direct the efforts of the on-site staff to ensure apartments are ready for move-in and are maintained in a satisfactory manner.
  5. Maintain prospect traffic and leasing data and assist with other computer data entry as necessary.
  6. Deliver resident gifts, inspect units for move-ins to ensure units are ready and assist with planning and hosting of resident functions.
  7. Participate in company training classes and meetings as required.
  8. Lease apartments and aggressively sell the products and services of the property to which the associate has been assigned.
  9. Respond to site visits or telephone inquiries and conduct site tours, showcasing property amenities, model apartments, and available units.
  10. Develop and implement effective telephone and personal sales skills.
  11. Work to optimize occupancy while maximizing effective leased rent.
  12. Develop and execute sales and marketing strategies with the property management team.
  13. Increase property traffic, maintain closing ratios, and work to exceed occupancy goals.
  14. Maintain thorough knowledge of the property and competitors through site visits and surveys.
  15. Respond to resident requests, resolve issues, and ensure high customer service standards.
  16. Follow the lease renewal program and maximize resident renewals.
  17. Transport funds to the bank as required by company policy.
  18. Perform other duties as assigned.
Knowledge, Skills, Abilities

  • Fluent in English reading and writing; basic to intermediate math skills

  • Valid driver’s license and access to a vehicle
  • In-house leasing training within first 90 days (training required but no prior experience necessary)
Required Education And Experience
  • High school diploma
  • Valid driver’s license and current automobile insurance
  • At least 2 years of relevant experience
Physical Requirements

The position requires access to units for showings, inspections, and notices, and the ability to work in all weather conditions.

Working Conditions/Tools Required

May require wearing company uniforms and using office equipment such as computers, copiers, telephones, and safety gear.
