Job summary

FLATS LLC is seeking a Property Manager to lead the lease-up and ongoing operations of a newly constructed multifamily community in Nevada.

You will supervise onsite staff, drive leasing performance, and ensure the community meets financial, operational, and customer-service goals, while transitioning from construction to stabilized operations and ensuring compliance with all applicable regulations.

Qualifications

• Must have experience managing a multifamily lease-up or new construction community.
• Knowledge of Nevada landlord-tenant law and Fair Housing.
• Proven leadership and strong customer-service skills.
• Ability to analyze leasing, occupancy, and financial data.
• Excellent communication and problem-solving abilities.

Responsibilities

• Lead lease-up strategy including pricing, concessions, and occupancy growth.
• Manage daily operations, staffing, and resources to hit budgets.
• Recruit, hire, and supervise onsite team; enforce performance standards.
• Oversee leasing activities, approvals, and renewals in compliance with law.
• Monitor collections, fees, and financial controls; review monthly reports.
• Develop and manage operating budget; control expenses.
• Coordinate with maintenance and vendors to ensure unit readiness.
• Conduct regular property and unit inspections for safety and standards.
• Analyze market trends to inform pricing and marketing.
• Promote resident satisfaction and retention.
