JOB DESCRIPTION SUMMARY

This role manages the day-to-day operations of an assigned property, including overseeing team members, daily activities, and resources to meet financial and operational goals. Ensures compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other relevant laws.

Location

This is an onsite role in Wichita, KS.

Responsibilities
  1. Assist in developing the property budget by analyzing financial statements, marketing data, and operational reports.
  2. Meet revenue targets by setting rent rates, ensuring timely collection and posting of rent and fees, making deposits, and preparing financial reports.
  3. Approve vendor invoices, verify work and purchases, ensure insurance certificates are valid, and coordinate between vendors, accounting, and owners.
  4. Control expenditures within the approved budget and manage petty cash.
  5. Oversee lease enforcement, including application approval, rent collection, inspections, notices, evictions, and fee collection.
  6. Analyze market trends and implement marketing and leasing strategies to meet occupancy and revenue goals.
  7. Promote resident satisfaction by responding to inquiries and resolving issues promptly. Ensure maintenance team compliance with company standards.
  8. Conduct property inspections to ensure safety, cleanliness, and appeal.
  9. Supervise property staff, including hiring, training, and performance management.
  10. Maintain relationships with owners, provide performance updates, and respond to owner requests.
Additional Compensation

Factors influencing pay include business needs, experience, skills, and location.

  • Corporate roles may be eligible for quarterly or annual bonuses based on performance.
  • Onsite roles may participate in weekly, monthly, or quarterly bonus programs.
