Job summary

Norlee Group (NLG) is seeking a Lead Service Technician to inspect, maintain, troubleshoot, and repair electrical systems, equipment, and BAS controls across commercial facilities. The candidate will respond to service requests, perform routine and emergency repairs, and support upgrades while reporting design issues to ensure safe and efficient operation.

Must be flexible to work some night shifts as needed, with travel to various commercial job sites.

Qualifications

  • Minimum of three years combined experience in commercial HVAC controls, BAS, electrical and repair work or equivalent.
  • Completion of an accredited electrical or HVAC controls apprenticeship/training program preferred.
  • Experience troubleshooting commercial HVAC control systems and BAS platforms (Niagara/Tridium, Johnson Controls, Honeywell, Siemens, Automated Logic).
  • Familiarity with sensors, actuators, dampers, VFDs, thermostats, and controller wiring/configuration.

Position Summary

The Lead Service Technician is responsible for inspecting, maintaining, troubleshooting, and repairing electrical systems, equipment, and building automation/HVAC controls systems in the field. This role responds to service requests, performs routine and emergency repairs, supports equipment and controls upgrades, and identifies and reports potential system design issues to ensure safe, reliable, and efficient equipment operation across commercial facilities.

This role responds to service requests, performs routine and emergency repairs, supports equipment and controls upgrades, and identifies and reports potential system design issues to ensure safe, reliable, and efficient equipment operation across commercial facilities.

Essential Duties And Responsibilities
  • Troubleshoot, diagnose, and repair electrical systems, equipment, and commercial HVAC controls/BAS (Building Automation Systems) in the field.
  • Respond to service calls, including emergency and on-call requests, in a fast-paced commercial environment.
  • Perform routine maintenance, controls calibration, equipment upgrades, and corrective repairs on HVAC control systems (e.g., thermostats, sensors, actuators, dampers, VFDs, controllers).
  • Read and interpret electrical schematics, HVAC controls diagrams, blueprints, specifications, and technical documents.
  • Program, configure, and troubleshoot building automation system (BAS) software and controllers (e.g., Niagara/Tridium, Johnson Controls, Honeywell, Siemens, or similar platforms) as needed.
  • Accurately document service activities, materials, training, and expenses using electronic work order systems.
  • Complete and close out electronic work orders in a timely and accurate manner, ensuring all job details, parts used, and labor hours are properly recorded.
  • Maintain clear communication with the department manager regarding field activities, controls performance, and service issues.
  • Communicate directly and professionally with customers to explain diagnoses, repair options, controls functionality, and completed work in clear, understandable terms.
  • Educate customers on equipment operation, HVAC controls systems, electrical maintenance, and safety practices.
  • Identify and report potential electrical or HVAC controls system design or performance issues.
  • Perform other duties as assigned.

Education And/or Experience

The ideal candidate will have a minimum of three years of combined experience in commercial HVAC controls, building automation systems (BAS), electrical, and repair work, or possess equivalent relevant experience. Completion of an accredited electrical or HVAC controls apprenticeship/training program is preferred.

Candidates should have demonstrated experience troubleshooting commercial HVAC control systems and BAS platforms (e.g., Niagara/Tridium, Johnson Controls, Honeywell, Siemens, Automated Logic, or similar), diagnosing issues efficiently, and implementing effective repairs or reprogramming solutions. Experience with sensors, actuators, dampers, VFDs, thermostats, and controller wiring/configuration is highly valued.

Prior experience communicating directly with customers — explaining technical issues, controls functionality, repair options, and job outcomes in a clear and professional manner — is highly valued. Familiarity with electronic work order systems for documenting job details, parts, and labor is also preferred.

Candidates must be capable of managing multiple tasks efficiently, including handling materials and organizing job site needs. A valid, clean driver's license is essential for travel to various commercial job sites. Strong written and verbal communication skills are required, along with proven experience using hand and power tools, soldering equipment, fault-testing instruments, and controls diagnostic/programming software. A solid understanding of the National Electrical Code (NEC) and applicable building/mechanical codes is also necessary for success in this role.

Language/Interpersonal/Leadership Skills

The successful candidate must possess strong verbal and written communication skills. They should be able to express ideas clearly and concisely, both in person and in writing, and be skilled at listening to and addressing the needs of end users, including facility managers and customers on-site. The ability to read and interpret technical documents, such as controls sequences of operation, operating instructions, safety rules, and procedure manuals, is also essential.

Mathematical Skills

Basic mathematical skills, including the ability to perform addition, subtraction, multiplication and division with whole numbers, fractions, and decimals, are essential for the role.

Computer Skills

This position requires familiarity with building automation system (BAS) software/interfaces, basic mobile apps, time entry systems, and electronic work order platforms. Service Technicians may be required to use tablets, laptops, or smartphones to clock in and out, access job site details, program/troubleshoot controls, complete electronic work orders, or review project documentation.
