Job summary

Capstone Management is seeking an Apartment Maintenance Technician in Texas to handle resident-requested repairs and routine preventative maintenance. You will perform make-ready tasks for vacant units, inspect and document work, and manage materials and inventory.

The role requires hands-on maintenance experience and relevant certifications. The position involves on-site work with flexible hours and on-call availability, contributing to a positive community image and quality service for

Qualifications

• Minimum one year of apartment maintenance experience.
• Technical or other relevant training.
• Valid driver's license.
• HVAC Certification I and II.
• EPA certification required.

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance by diagnosing defects and making repairs per policies and codes.
• Makes-ready preparations for vacant apartments: pre-move-out inspection, punch list, scheduling vendors, and inspecting work.
• Manages materials: follows procedures to access items, tracks usage, returns unused items, and notifies supervisor for reorders.
• Documents service requests timely and accurately for proper tracking.
• Maintains grounds, common areas, and amenities: picks up trash, pressure-washes, cleans, and paints as needed.
• Supports cost-control by repairing instead of replacing parts when feasible and using materials efficiently.
• Performs preventive maintenance.
• Willing to work a flexible schedule and be on-call.
• Promotes a positive image of the community and management company.

Job description

o Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

o Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

o Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.

o Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.

o Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, and pool areas, performing general cleaning, and painting curbs and signage as needed.

o Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
