Who You Are

We're seeking a Lead Scheduler to join our Data Centers team. You are a detail-oriented scheduling professional with 10+ years of experience building and managing construction schedules for large-scale, mission-critical facilities. You are fluent in Critical Path Method (CPM) scheduling and comfortable owning schedule development from the earliest planning stages through GC/trade contractor mobilization. You know how to translate design progress, procurement lead times, and permitting timelines into a defensible baseline schedule — and you know how to defend it in front of leadership, general contractors, and design teams alike. You're proactive by nature: surfacing risk, bottlenecks, and resource constraints before it becomes delay, asking the right questions of design and estimating teams, and proposing sequencing solutions before problems land on the critical path.

What You'll Do

  • Own the development of pre-construction schedules for new data center builds, integrating design milestones, permitting and entitlement timelines, procurement lead times (especially OFCI / long-lead electrical and mechanical equipment), and early works packages
  • Develop Tier 1 (executive-level) milestone schedules that communicate key contractual dates and major phases to leadership and stakeholders.
  • Build Tier 2 (summary-level) schedules that break the project into major work areas, bridging Tier 1 milestones and detailed Tier 3 execution schedules.
  • Establish this tiered schedule structure early in the Project Delivery Method (PDM) process to guide the project from conception through execution.
  • Build and maintain baseline schedules in Primavera P6 (or equivalent CPM software), ensuring logic, durations, and constraints reflect real-world buildability and site conditions. Work closely with General Contractors, Trade Partners and Consultants during the pre-construction phase to validate that proposed baseline schedules align with owner targets, program guidance, and Division 1 specifications
  • Lead schedule risk analysis during pre-construction, identifying critical path drivers, schedule float erosion, and sequencing conflicts before contracts are awarded
  • Proven command of Theory of Constraints principles, with particular emphasis on identifying and managing not just the primary critical path, but secondary and near-critical chains that may emerge as constraints shift throughout the project lifecycle
  • Coordinate long-lead procurement tracking (switchgear, generators, chillers, transformers, and other critical equipment) and integrate delivery milestones into the master schedule
  • Facilitate schedule review sessions with Data Center leadership and project stakeholders, providing clear visibility into pre-construction milestones, risks, and dependencies
  • Support the transition from pre-construction to construction by ensuring a validated, buy-in baseline schedule is handed off to the on-site construction team
  • Develop and maintain schedule dashboards, look-ahead, and reporting to communicate pre-construction progress and readiness to stakeholders at all levels
  • Track entitlement, permitting, utility interconnection, and site development milestones that impact the overall program timeline
  • Identify schedule risks and dependencies across design, procurement, permitting, and early site work, escalating proactively and driving resolution to maintain program momentum
  • Contribute to the standardization of scheduling templates, schedule health metrics, and pre-construction planning best practices across the Data Center portfolio
  • Collaborate with Cost/Project Controls teams to ensure schedule and budget remain aligned throughout the pre-construction phase.

What We're Looking For

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent experience
  • 10+ years of scheduling experience supporting large-scale, mission-critical, or hyperscale construction programs; data center experience strongly preferred
  • Subject matter expertise in Primavera P6 and Critical Path Method (CPM) scheduling techniques
  • Demonstrated field construction experience supporting active projects, with a strong understanding of site operations, construction sequencing, trade coordination, and the practical execution of work in the field.
  • Strong understanding of data center or mission-critical construction sequencing, including long-lead equipment procurement and utility/permitting dependencies
  • Ability to read and interpret architectural, structural, electrical, and mechanical drawings and specifications
  • Experience developing and managing an owner's planning and scheduling program across multiple concurrent projects
  • Excellent communication skills, with the ability to present schedule risk and status clearly to both technical teams and executive stakeholders
  • Strong analytical and problem-solving skills with a detail-oriented mindset
  • Ability to manage multiple projects and competing priorities in a fast-paced, deadline-driven environment

Bonus Points

  • Experience with resource-loaded schedules, Earned Value Management (EVM), and cost/schedule integration.
  • Familiarity with hyperscale owner standards and specifications (e.g., programs supporting large technology or cloud infrastructure clients).
  • PMP, PSP (Planning & Scheduling Professional), or similar scheduling/project management certification.
  • Experience with schedule risk analysis tools and Monte Carlo simulation methods.
  • Experience supporting greenfield site development as well as retrofit or expansion construction programs.
  • Advanced proficiency with Primavera P6, Microsoft Project, or similar reporting and visualization tools.
  • Preferred candidate will have experience with Deltek Acumen Fuse, Oracle Primavera Risk Analysis (Pertmaster), or Safran Risk
