Job Description

Under the supervision and direction of the Regional Engineer, the Preventative Maintenance Technician is responsible for the proper operation and maintenance of the mechanical, electrical, plumbing and fire/life safety systems and equipment at his/her assigned Region(s).

Job Duties
  1. Reports to the Regional Engineer, who will provide functional and operational guidance and job assignment as required.
  2. Provides operational and functional guidance to maintenance and contractor personnel working on the property.
  3. Operates, maintains and repairs all mechanical, plumbing and electrical systems and devices in the building.
  4. Maintains operating manuals and technical data, and accurate written records of all maintenance services, preventive maintenance, equipment inventory, general supply and parts inventory, and pertinent data regarding operating equipment, building fixtures.
  5. Monitors parts inventories for all maintenance items on a monthly basis and requests the purchase of required supplies by the Regional Engineer or Portfolio Manager.
  6. Performs preventive maintenance as assigned by the Regional Engineer.
  7. Reads and comprehends trade-related blueprints, line diagrams and schematics.
  8. Performs minor painting, carpentry, locksmith and exterior site work as required and assigned.
  9. Demonstrates competence in the field of building engineering.
  10. Will stand a shift and work with the tools of the trade.
  11. Manages the PM work order system to ensure excellent service.
  12. Performs building inspections as assigned. Reports and addresses any mechanical or operational deficiencies found during the inspection and submits written reports with corrective recommendations.
  13. Troubleshoots problem areas in the base building or tenant spaces. Consults with Regional Engineer, or Portfolio Manager regarding the labor requirements for any given job.
  14. Evaluates specifications, blueprints, and line diagrams.
  15. Understands and effects required mechanical operating standards for the building, including seasonal temperature adjustment criteria and procedures for heating and cooling, economization, on/mid/off peak operation, and automatic EMS settings to maximize energy savings.
  16. Maintains logs in an accurate and current condition.
