Job summary

Jobot is seeking an experienced Preconstruction Manager for a top-tier Iowa-based general contractor. This role leads early budgeting, conceptual and hard-bid estimates, and collaboration with owners, architects, engineers, and subs to drive cost-effective solutions.

The successful candidate has 5+ years in preconstruction or estimating for commercial construction, a bachelor’s degree in CM/Engineering/Architecture, and proven leadership in a fast-paced project delivery environment.

Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
• 5+ years of experience in preconstruction, estimating, or project management within commercial construction.
• Strong understanding of construction means and methods, pricing, and project delivery systems.
• Experience preparing conceptual estimates and GMP pricing.
• Ability to read and interpret construction drawings and specifications.
• Proficiency with estimating and construction management software.
• Excellent communication, organizational, and leadership skills.
• Strong attention to detail and problem-solving abilities.
• Ability to manage multiple projects and deadlines simultaneously.

Responsibilities

• Lead the preconstruction process from conceptual budgeting through project turnover.
• Prepare detailed conceptual and hard-bid estimates for commercial construction projects.
• Analyze drawings, specifications, proposals, and other documentation to prepare accurate cost estimates.
• Coordinate with owners, architects, engineers, and subcontractors throughout the preconstruction phase.
• Develop and manage project budgets, value engineering options, and cost-saving strategies.
• Solicit and evaluate subcontractor and supplier pricing.
• Prepare quantity takeoffs and scope analyses.
• Assist in scheduling, logistics planning, and constructability reviews.
• Support business development efforts and participate in client presentations as needed.
• Maintain strong relationships with subcontractors, vendors, and clients.
• Collaborate closely with operations teams to ensure a smooth transition from preconstruction to construction.
