Qualifications

• Minimum five years in building engineering with HVAC, plumbing and electrical experience.
• Repair, maintenance and system design expertise.
• Compliance with federal, state and local codes and laws.
• Experience with Engineering Services Compliance Program or similar.

Responsibilities

• Maintain CMMS data and track work orders for building systems.
• Oversee HVAC, electrical, plumbing and life safety system operations.
• Plan and perform preventive maintenance on equipment and systems.
• Manage service requests with professionalism and minimal disruption.
• Participate in on-call and after-hours support as needed.
• Install and commission new or replacement equipment.
• Maintain inventory of parts and order replacements proactively.
• Provide operating expense optimization and process improvements.

Building Engineer – JLL

What this job involves:

Join JLL as a Building Engineer and play a critical role in ensuring the seamless operation of complex building systems while leading a high-performing maintenance team. This position offers the opportunity to leverage your technical expertise in building engineering while developing leadership skills in a dynamic, client-focused environment. You’ll be responsible for maintaining state-of-the-art building systems, managing preventive maintenance programs, and fostering a culture of operational excellence and customer satisfaction.

What your day-to-day will look like:

• Maintain and update CMMS information for all building operating systems, ensuring accurate documentation and work order tracking
• Oversee successful operation of HVAC, Electrical, Plumbing, and Fire Life Safety systems
• Execute and delegate preventive maintenance services for building equipment and systems
• Manage online service requests with professionalism, efficiency, and minimal client disruption
• Respond to emergencies and support after-hours building operations as needed
• Oversee installation of new and replacement equipment
• Maintain detailed inventory of parts and equipment, ordering replacements proactively
• Provide operational recommendations including Operating Expense Projects and process improvements to Chief Engineer and/or Site Manager
• Interact with customers maintaining a positive demeanor and focus on satisfaction
• Act as a JLL ambassador, embodying core values of Teamwork, Ethics, and Excellence.

Required Qualifications:

• Minimum five (5) years of technical experience in building engineering with strong background in HVAC, plumbing, and electrical equipment
• Demonstrated expertise in equipment repair, maintenance, and overall system design and application
• Strong commitment to compliance with Federal, State, County, and City Ordinances, Codes, and Laws
• Experience with JLL “Engineering Services Compliance Program” or similar compliance frameworks

Preferred Qualifications:

• Proficiency in CMMS platforms and information technology tools
• Experience managing service request systems and work order platforms
• Background in project management and process improvement initiatives
• Strong communication skills for interaction with external and internal stakeholders
• Willingness to attend periodic training seminars on and off site
• Universal CFC recovery certification (EPA 608)
• Washington State 06A electrical license

Location:

Redmond, WA

Work Shift:

Schedule includes flexibility for earlier start times to perform preventative maintenance tasks before daily operations begin. Role includes participation in an on-call/emergency response rotation for reactive repairs.

Salary: $87.100 - $114.400

87,100.00 – 114,400.00 USD per year

Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
