Qualifications

  • Graduate of a technical or trade school.
  • Five years’ experience in mechanical and electrical maintenance.
  • Ability to read blueprints, control sequences and understand codes & regulations.
  • Supervisory experience with mechanical contractors.
  • Familiar with building management systems in facilities of similar size and scope.
  • Familiar with Energy Management Systems (EMS) and associated software programs.
  • Familiar with IT related to data center operations, including networking and cabling.

Responsibilities

  • Operate and monitor building management and automation systems.
  • Coordinate with vendors for preventive maintenance of HVAC equipment.
  • Maintain records for mechanical work performed in the building.
  • Schedule and manage work orders and repairs; schedule preventive maintenance.
  • Troubleshoot and test mechanical equipment; replace faulty parts and re-test.
  • Install and calibrate low-voltage electric control systems for HVAC/R equipment.

Job description

Reporting to the Chief Engineer, the Senior BMS/BAS Analyst is responsible for monitoring and maintaining the building’s management and automation systems, including the building's HVAC systems and Chiller Plant, to ensure optimal performance and efficiency. Responsibilities include troubleshooting issues, performing routine visual inspections, and documenting and supervising maintenance by manufacturers’ service technicians.

The MGHPC operates with a small staff, and as such, working as part of a team is essential to this position. The candidate must demonstrate the following:

Essential Functions & Responsibilities:
  • Familiarity with one or more of the following Building Management and Automation systems.
    • EcoStruxure
    • Desigo
    • Tracer
    • Metasys
  • Ensure the proper operation of mechanical building equipment, systems.
  • Recommend necessary parts and supplies for maintenance work and spares inventory
  • Maintain records for mechanical work performed within the building
  • Coordinate with vendors to maintain HVAC equipment on an ongoing basis as part of the facility’s preventive maintenance program
  • Monitor and maintain building management and data acquisition systems
  • Maintain sequence of operations (SOO) and preventative maintenance procedures for all building mechanical equipment
  • Participate in the following:
    • Planning and managing construction activities.
    • Participates in scheduling of work orders and repairs
    • Scheduling preventive maintenance for mechanical building equipment
  • Conduct necessary troubleshooting and testing of mechanical equipment to determine malfunctions or causes of breakdown; remove and replace faulty parts, sub-assemblies and major components; re-test repaired equipment and make adjustments for proper operation
  • Install, repair, adjust, service and maintain low voltage electric control systems used for building heating, ventilation, air conditioning, and refrigeration systems and equipment, including calibration of related instruments, gauges and control components
  • Perform other related duties as assigned
Requirements (Knowledge, Skills, Abilities, and Education and/or Experience):
  • Graduate of a technical or trade school
  • Five years’ experience within the past ten years carrying out mechanical and electrical maintenance
  • Ability to read blueprints, control sequences and have a clear understanding of codes and regulations
  • Have supervisory experience with mechanical contractors
  • Be familiar with building management systems in a facility of similar size and scope
  • Be familiar with Energy Management Systems (EMS) and associated software programs
  • Be familiar with information technologies as they relate to data center operations, including networking, cabling and equipment best practices.
  • A willingness to participate in an on-call program sharing responsibilities, including days, evenings, and nights as well as weekends and holidays as required

Certificates, Licenses, Registrations:(Preferred)

  • Electrical and/or HVAC License
