GCI Residential is seeking a Lead Maintenance Technician at our Pepperwood community in Mayfield Heights, OH. This on-site role offers a Free 2-bedroom apartment and includes a comprehensive benefits package.

The Lead will supervise maintenance staff, diagnose and repair HVAC, electrical, plumbing, and appliance issues, and maintain safety and appearance of the property. EPA Type II certification and on-site living are required.

Qualifications

• 3–5 years of multifamily apartment maintenance experience.
• 2 years of supervisory experience.
• Hands-on repairs in plumbing, electrical, carpentry, HVAC, and appliances.
• Commitment to customer service and relationship building.
• Ability to work a non-traditional schedule including evenings and weekends.

Responsibilities

• Lead and/or supervise on-site maintenance staff for repairs and diagnostics.
• Inspect buildings and grounds for safety, appearance, and efficiency.
• Maintain community appearance and resident safety.
• Respond to service requests promptly and professionally.
• Prepare apartments for rent and ensure work order completion.
• Collaborate with Maintenance Supervisor to uphold standards and train staff.

This position is empowered by the Property Manager to build and maintain a collaborative work environment while being able to consistently deliver the highest quality of customer service. Our Maintenance Professionals are instrumental in maintaining the facility and developing standards that have a positive impact on resident renewals and customer satisfaction.

What You'll Do:

• Leads and/or delegates the on-site maintenance staff in diagnosis of problems and repair in areas such as heating, A/C, electrical, plumbing, etc. and records associated with the requests
• Routinely inspects buildings and grounds for safety, appearance and operational efficiency
• Maintain the overall appearance of the community and ensure safety of all residents.
• Utilize your troubleshooting skills to respond to a wide variety of residential service requests in a timely and professional manner.
• Prepare apartment homes for rent by performing various repairs in HVAC, electrical, plumbing, pool, carpentry, building exteriors and appliances.
• Reviews all work orders and ensures that they are completed in a timely and accurate matter
• Work together with Maintenance Supervisor to create and maintain a community residents are proud to call home.
• Trains, supervises, motivates and disciplines all on-site maintenance technicians as necessary with approval of Maintenance Supervisor

Requirements

What We Need:

• 3-5 years of multifamily apartment maintenance
• 2 years of supervisory experience
• Verifiable hands on experience repairing plumbing, electrical, carpentry items, building exteriors and appliances
• Dedication to exceeding the needs of all customers with an ability to build and maintain relationships
• Demonstrate thoroughness, self-motivation and organization when accomplishing tasks
• Ability to work a non-traditional schedule including evenings, weekends and on -call hours
• Able to live on-site, 2 bedroom suite provided

Education, Licenses, and Certifications:

• High School Diploma or Equivalent
• EPA certification (Minimum Type II) and substantial experience in making HVAC related repairs
