Job summary

ARTISAN is seeking a Lead Maintenance Technician for our multifamily communities in Shoreview, MN. You will lead a small maintenance team, mentor technicians, and ensure timely, high-quality repairs and preventive maintenance across HVAC, electrical, plumbing, and appliances.

You will coordinate with the Community Manager, handle resident requests, and uphold safety, Fair Housing, ADA, and EPA standards while improving curb appeal and readiness of apartments.

Qualifications

  • 5+ years of experience in multifamily or similar maintenance environment preferred.
  • EPA Universal or Type II Certification preferred.
  • CPO (Certified Pool Operator) certification, or willingness to obtain.
  • Ability to mentor and lead by example, with strong communication and troubleshooting skills.
  • Proficiency with hand and power tools; capable of lifting 50+ lbs., working on ladders, and in varying conditions.
  • Organized, self-motivated, and solution oriented.
  • High school diploma or equivalent.
  • Basic understanding of electrical, hydraulic, and other systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • A valid driver's license and reliable transportation are required for this role.
  • Basic computer proficiency preferred.

Responsibilities

  • Perform hands-on maintenance duties including troubleshooting, diagnosing, repairing, or replacing HVAC systems, appliances, electrical and plumbing.
  • Complete resident work orders promptly and professionally.
  • Participate in on-call emergency maintenance rotation and follow protocols.
  • Maintain curb appeal and community standards through exterior and grounds upkeep.
  • Assist with apartment turnovers, inspections, and make-readies.
  • Develop and follow preventive maintenance schedules to extend equipment life.
  • Maintain safety procedures and OSHA/EPA standards, especially pool/spa and refrigerant handling.
  • Mentor and onboard maintenance team members; share best practices.
  • Coordinate with Community Manager on vendor oversight and supply needs.
  • Keep logs and inventories of tools, parts, and maintenance activities.
  • Lead by example following ARTISAN policies, Fair Housing, ADA, and other standards.
  • Participate in ARTISAN-led training and development programs.
  • Oversee team of 2-3 Maintenance Technicians, coaching as needed.

Lead Maintenance Technician - Multifamily

Summary of Position

The Lead Maintenance Technician plays a critical role in ensuring the overall upkeep and functionality of the apartment community. This is a working lead position, with day-to-day maintenance responsibilities at its core. In addition to performing repairs, preventive maintenance, and responding to resident service requests, the Lead Technician will serve as a resource and mentor to the maintenance team, helping to uphold standards, share knowledge, and contribute to a culture of continuous improvement- without assuming full supervisory or managerial duties.

Principal Accountabilities

  • Perform hands-on maintenance duties including troubleshooting, diagnosing, repairing, or replacing:
  • HVAC systems (split systems, heat pumps, PTACs)
  • Appliances
  • Electrical and plumbing systems (including water heaters)
  • Complete resident work orders in a timely, courteous, and professional manner.
  • Participate in the on-call emergency maintenance rotation and ensure proper response protocols are followed.
  • Assist in maintaining curb appeal and community standards through exterior and grounds upkeep.
  • Support property readiness by participating in apartment turnovers, inspections, and make-readies.
  • Help implement preventive maintenance schedules to extend equipment life and minimize breakdowns.
  • Maintain safety procedures, proper storage of tools/equipment, and adherence to OSHA and EPA standards (especially regarding pool/spa maintenance and refrigerant handling).
  • Provide informal guidance and support to maintenance team members; offer troubleshooting tips, share best practices, and help new team members onboard and learn the Artisan way.
  • Coordinate with the Community Manager or Director of Maintenance Operations on vendor oversight and supply needs, as requested.
