We are dedicated to maximizing property value and delivering above-market returns. The Lead Maintenance Technician oversees maintenance personnel, unit turnovers, repairs, renovations, projects, and emergency responses. Responsibilities include ensuring health and safety procedures are followed for the property, residents, and employees.

Essential Job Functions
  • Oversee completion of maintenance requests within 24 hours, handle emergencies, and be on-call 24/7 as scheduled.
  • Perform routine inspections of the property, maintain inventory, and ensure proper storage of chemicals and tools.
  • Maintain professional appearance and relationships with residents, co-workers, and vendors.
  • Supervise staff, including porters and pool/grounds maintenance, ensuring property appearance and amenities are inviting.
  • Inspect units for turnover readiness, aiming to prepare at least 5 units per week in move-in condition.
  • Keep records such as Freon and pool logs per regulations.
  • Assist in maintaining accurate records of appliances and equipment, and perform property inspections with management.
  • Hold current HVAC and pool maintenance certifications.
  • Maintain liability insurance, a valid driver’s license, and transportation.
  • Implement safety standards as per employee manual.
  • Participate in staff performance evaluations and update management software daily.
  • Travel to other communities as needed, using personal transportation unless out of state.
  • Assist with resident activities, notices, and marketing.
  • Tools are provided; personal tools damaged or stolen are not replaced.
  • Perform other duties as assigned.
Skills and Abilities
  • Proficient with computers.
  • Availability for weekend and evening work.
Education and Experience
  • Minimum two years in a supervisory role.
Working Conditions
  • Operate in an open work area with moderate noise.
  • Work at multiple locations.
Physical Demands
  • Ability to sit, stand, climb stairs, walk, reach, and grasp for long periods.
  • Frequently lift and carry 25-50 lbs.
  • Climb stairs daily, and perform bending, kneeling, crouching, and reaching.
Compensation and Schedule
  • $30.00 to $31.00 per hour.
  • 8:00 AM to 5:00 PM, Monday to Friday, with rotating on-call duties.

Employees working 30+ hours per week are eligible for medical, dental, vision, 401K, and life insurance benefits starting the first day after 30 days of employment. Full-time employees accrue PTO and holiday pay.
