Job description

Position Description: The Lead Maintenance Technician oversees the maintenance department and takes a hands-on approach to completing all projects. They are primarily responsible for maintaining safety and physical integrity standards, ensuring the community's appearance, and working within budget constraints. The role includes restoring vacated apartments to market-ready status and completing service requests promptly.

Primary Duties/Responsibilities:

  • Restore vacated apartments to market-ready status and complete service requests timely
  • Monitor and replace lights as needed
  • Repair or replace windows, latches, screens, hinges, sliding doors, shelves, smoke alarms, baseboards, mirrors, closet doors, ceiling fans, blinds, faucets, sinks, washers, holes in walls, and hang drapes
  • Repair appliances and report issues to the Community Manager
  • Monitor and change locks; make keys as necessary
  • Perform exterior repairs on sinks and bathtubs, and minor bathroom tile repairs
  • Supervise maintenance staff and schedule work
  • Handle complex assignments requiring judgment and initiative
  • Determine methods for new tasks and guide other personnel
  • Be on-call as required

Minimum Requirements:

  • 4-6 years of practical experience demonstrating required skills
  • HVAC certification
  • Knowledge of OSHA requirements
  • Valid Driver’s License

Additional Requirements:

  • Make-ready experience; advanced knowledge of pools, plumbing, electrical systems
  • Fair housing training and certification for Apartment Maintenance Technician
  • Experience with drywall and painting

Working Conditions:

Potential exposure to blood or infectious materials. May be required to clean bodily fluids with proper training and protective equipment provided.

Physical Requirements:

Constantly: standing, walking, bending, stooping, squatting, pushing, pulling, grasping, reaching, climbing, lifting up to 25 lbs.

Frequently: hand/eye/foot coordination, finger dexterity, lifting 26-50 lbs.

Occasionally: lifting over 100 lbs.

Compensation: $25.00-$26.00/hour
