Job Summary
The Lead Maintenance Technician oversees maintenance personnel, manages unit turnovers, repairs, renovations, projects, and emergency responses. Responsible for health and safety procedures related to the property, residents, and staff.
Essential Responsibilities
- Respond to maintenance requests within 24 hours and handle emergencies such as fire or flood following safety protocols.
- Conduct routine inspections of the property, including A/C units, roofs, stairs, parking, laundry, trash enclosures, walkways, and lighting. Ensure exterior safety and cleanliness.
- Maintain inventory and organization of storage and maintenance areas, including chemicals and tools, and update inventory lists.
- Present a professional appearance, maintain courteous relations with residents, co-workers, and vendors.
- Train and supervise staff, including porters and pool maintenance, ensuring property amenities are clean and inviting.
- Inspect and prepare vacant units for move-in, completing at least 5 units weekly.
- Maintain logs for Freon and pool operations, and document equipment and appliance installations accurately.
- Perform weekly property inspections with management and generate maintenance and repair lists.
- Hold certifications in HVAC and pool maintenance, maintain insurance and driver’s license, and adhere to safety standards.
- Assist with staff performance evaluations, update property management software, and support resident activities and marketing efforts.
- Travel between community locations as needed and perform other duties as assigned.
Skills & Abilities
- Proficient with computers and software relevant to property management.
- Availability for weekend and evening work as required.
Education & Experience
- Minimum two years in a supervisory maintenance role.
- HVAC Certification and Certified Pool Operator Certification.
Working Conditions & Physical Demands
- Operate in moderate noise environments, work at multiple locations, and perform physical tasks including lifting up to 50 lbs, climbing stairs, and bending.
