Experienced Apartment Lead Maintenance Technician
***$1,000 Sign-On Bonus***
Qualifications
- At least 3 years of experience in maintenance, on-site multi-family property maintenance, or equivalent field.
- Previous experience managing other technicians.
- HVAC or EPA certification.
Education and Training
- High School diploma or equivalent required.
- Ability to read, write, and speak English.
- Valid driver’s license and automobile insurance required.
- Certified Apartment Maintenance Technician (CAMT) preferred.
Required License
- HVAC/EPA License.
- Certified Pool Operator (CPO) preferred.
- Certified Apartment Maintenance Technician preferred.
Work Hours
- Minimum of 40 hours per week, including weekends as needed. On-call on a rotating basis for emergencies.
Service Responsibilities
- Perform maintenance tasks personally or delegate to assistants; oversee and inspect their work.
- Manage service request system; resolve issues within 24 hours when possible.
- Coordinate maintenance staffing for emergency coverage, 24/7 availability.
Preventative Maintenance & Safety
- Conduct safety meetings; maintain HAZCOM standards and MSDS sheets.
- Identify and correct unsafe conditions promptly.
- Maintain records of maintenance activities, expenditures, and apartment readiness.
- Train staff on safety procedures and proper use of safety equipment.
General Maintenance Tasks
- Diagnose and perform routine repairs on electrical, plumbing, HVAC, water systems, and more.
- Ensure timely completion of make-ready repairs.
- Report major repairs and expenditures to management.
- Assist with moving heavy appliances and maintaining inventory.
Equipment and Tools
- Proficient in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
Physical Requirements
- Work at least 40 hours/week, including evenings, nights, weekends.
- Ability to stand, walk, lift up to 50 lbs., and perform physical activities as needed.
- Good vision and hearing essential for diagnostics and safety.
- Must have a valid driver’s license and reliable transportation.
