Position Summary:

The Lead Maintenance Technician oversees the overall appearance and maintenance needs of their Ashford Community. This position is key to leading and motivating the maintenance team that they oversee daily. The Lead Maintenance Technician is responsible for assigning daily tasks to their team members, holding the team accountable to work done and collaborating with the Community Manager on a continuous basis to ensure that all maintenance is done accurately and within established timeframes. The Lead Maintenance Technician must maintain the overall curb appeal, train, develop and coach the maintenance team as required, coordinate make ready units and move in/out schedule, perform general maintenance repairs, conduct preventive maintenance, help with vendor management and budgeting, and assist with any CAPEX project as needed.

Essential Job Functions:

Maintenance of Community (70%):

  • Diagnose and perform all maintenance and repairs in a timely and professional manner, including plumbing, HVAC, electrical, appliance installation, and carpentry.
  • Inspect vacated apartments, and perform duties to restore apartments to “make-ready” status.
  • Re-inspect vacant apartments after make-ready to determine quality of work performed.
  • Perform effective emergency maintenance after hours as required.
  • Ensure adequate number of make ready units are available.
  • Operate and maintain equipment and tools for work performed.
  • Must have good safety awareness and judgment.
  • Contact other vendors for problems that exceed the capacity of the company.
  • Inspect the exterior of the property (property walk). Perform building and common area upkeep.
  • Maintain work area in a neat and clean manner.
  • Complete or oversee the completion of preventative maintenance.

Team Management (20%):

  • Delegate work orders and instructions to maintenance team in a timely manner.
  • Responsible for 24-hour emergency maintenance service as scheduled, and carry a pager/cell phone as required for on-call maintenance or assign to subordinate(s).
  • Resolve problems with jobs and/or interact with management to amend the issue.
  • Alert the Community Manager of any unusual occurrences or damage observed.
  • Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
  • Actively participate in the positive development of the maintenance team in the soft skills and technical skills of the team.
  • Oversee work performed by vendors and outside contractors.
  • Answer inquiries regarding work orders and tasks completed by the team.

Administrative and Other (10%):

  • Maintain inventory of equipment and supplies.
  • Obtain bids and negotiate prices with vendors and contractors as directed.
  • Adhere to all company policies & procedures paying attention to health and safety procedures.
  • Comply with all company safety standards, OSHA, and Fair Housing regulations.
  • Complete timesheets and other business forms and submit to the community manager as needed.
  • Return tools and unused maintenance supplies to the maintenance shop at the end of each day.
  • Order new equipment as needed and/or have equipment repaired.
  • Perform other special projects and duties as assigned.

Requirements:

QUALIFICATIONS AND EDUCATION REQUIREMENTS:

  • High School Diploma or GED required.
  • 3-4+ years of related maintenance experience and/or training.
  • Heat Pump Experience.
  • HVAC certification, or the ability to receive your certification within 1 year of employment.
  • High level of skill in the following areas:
    • Electrical
    • Plumbing
    • HVAC
    • Pools
    • Carpentry
    • Dry Wall
    • Exterior structure
    • Appliance
  • Strong knowledge of current repair and maintenance techniques and procedures.
  • Excellent knowledge and skill in the safe use of maintenance of hand tools, power tools, and measuring devices.
  • Excellent customer service skills and ability to work well with others.
  • Superior time management and organizational skills.
  • Must be willing to travel and assist at other Ashford Communities as needed.
  • Must be willing to respond to after hour emergencies and work a non-traditional work schedule at times based on business needs.
  • Valid driver’s license.

Education and Skills:

  • Associate degree or equivalent from a two-year College or technical school.
  • CPO Certification (as needed).
  • Management / Team lead experience.
  • Knowledge of OSHA laws and regulations.
  • Bilingual (English/Spanish).
