Foresight Asset Management, LLC is seeking a Lead Maintenance Technician to oversee daily maintenance operations at a multifamily community in San Antonio, TX. You will lead turn‑key unit make‑readies, preventive maintenance, and third‑party vendor coordination to ensure safe, functional, and appealing properties.

Responsibilities include supervising staff, coordinating inspections, handling preventive programs, and maintaining detailed logs.

Qualifications

• 2–5 years of residential/multifamily maintenance experience; 2–3 years in a lead/supervisory role preferred.
• HVAC certification (CFC/EPA universal); EPA certification required; CPO or other trade credentials preferred.
• Valid Texas driver’s license; ability to pass background check and drug screening.

Responsibilities

• Supervise maintenance staff; schedule and inspect work for in‑house and contracted crews.
• Manage preventive maintenance programs; property inspections and safety compliance (OSHA, EPA, ADA, Fair Housing).
• Respond to resident service requests; maintain communication between residents and management.
• Lead unit make-readies (repair, paint, clean) for move‑in.
• Diagnose and repair various systems: HVAC, plumbing, electrical, appliances, carpentry, flooring, painting.
• Order supplies; manage inventory and budgets; oversee tool/shop organization.
• Coordinate bids; manage contracts; interact with vendors for landscaping, renovations and specialty repairs.
• Mentor and train maintenance technicians; promote safety culture.
• Maintain records/logs of maintenance activity, safety meetings, work orders, expenditures and compliance.
• Participate in rotating on‑call schedule for emergencies.

Position Overview

The Lead Maintenance Technician oversees the daily maintenance operations and team performance within an apartment community, ensuring common areas, units, and grounds are safe, functional, and visually appealing. This position leads turn‑key unit make‑readies, preventive maintenance, repairs, and third‑party vendor coordination.

Key Responsibilities

• Supervise, schedule, and inspect maintenance staff work, both in‑house and contracted.
• Manage preventative maintenance programs, property inspections (regular & nightly walkthroughs), and safety compliance (OSHA, EPA, ADA, Fair Housing).
• Respond to resident service requests in a timely manner while maintaining communication between residents and management.
• Lead unit "make‑ready" processes-repair, paint, clean, and prepare vacant apartments for move‑in.
• Diagnose, inspect, repair, or replace a variety of maintenance repair requests relating to, but not limited to:
  -HVAC
  -Plumbing
  -Pool/Spa systems
  -Security/Emergency systems
  -Electrical/Mechanical

• Order supplies, manage inventory and budgets, and oversee tool and shop area organization.

• Mentor and train Maintenance Technicians; ensure team development and safety culture adherence.
• Maintain thorough records/logs of maintenance activity, safety meetings, work orders, expenditures, and regulatory compliance.
• Participate in a rotating on‑call schedule for emergency response coverage (including nights/weekends).

Qualifications

• High school diploma or equivalent; vocational/trade education or technical certifications is a plus.
• Minimum 2-5 years of residential/multifamily maintenance experience; at least 2-3 years of experience in a lead or supervisory role is preferred.
• HVAC certification (CFC/EPA universal), EPA certification required; CPO or other trade credentials is preferred.
• Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance.
• Proven leadership, organizational, and communication skills; customer‑focused, safety‑conscious and detail‑oriented.
• Valid Texas driver's license, reliable transportation, and ability to pass background check and drug screening.

Physical Requirements

• Ability to lift/move up to 50-60lbs regularly.
• Frequent standing, walking, stooping, kneeling, climbing stairs/ladders.
• Comfortable working in confined spaces, heights, and performing outdoor tasks in varying weather conditions.

Work Hours & Compensation

• Full‑time schedule typical Monday-Friday with rotating on‑call nights and weekends.
• Competitive hourly pay consistent with Texas market rates and experience, plus bonus or rental discounts.
