Job summary

Vivmark Residential in Lake Forest, CA is seeking a Lead Maintenance Technician to oversee maintenance at our apartment communities. You will diagnose and repair HVAC, electrical, plumbing, and major appliances while ensuring turn-key readiness.

You will mentor technicians, perform preventative maintenance, and uphold safety standards. The role offers strong benefits and opportunities to grow within a growing national rental housing company.

Qualifications

  • 3+ years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance.
  • Valid driver's license is required.
  • HVAC CFC certifications or willingness to learn are required.
  • Ability to participate in on-call schedule and communicate with team and residents.

Responsibilities

  • Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, and safety systems.
  • Complete and organize work orders and repairs to standards.
  • Ensure vacant apartments and garages are rent-ready in a timely manner.
  • Train and oversee Maintenance Tech I/II.
  • Perform Preventative Maintenance (PM).
  • Inspect grounds and buildings daily to identify maintenance needs.
  • Maintain safety culture and perform hot works per standards.

Your expertise will be essential in maintaining and enhancing our residents' living experiences. The Lead Maintenance Technician is responsible for diagnosing problems and making repairs in order to maintain the physical condition of the community and to ensure that service requests and repairs are made in a timely manner.

This Includes But Is Not Limited To
  • Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
  • Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
  • Ensure vacant apartment homes and car garages are rent-ready in a timely manner including performing turnkey work, such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy.
  • Trains, mentors and oversees work/projects of Maintenance Technicians I and IIs.
  • Conduct apartment Preventative Maintenance (PM).
  • Inspect community s grounds and buildings on a daily basis to identify maintenance needs.
  • Maintain Incident and Injury Free safety culture by following all Vivmark's safety policies and procedures
  • Perform Hot Works, when applicable, including brazing, soldering, and welding within Vivmark's Standards.

You Have:
  • 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
  • A valid driver's license.
  • HVAC (CFC certifications required or willingness/desire to learn).
  • Ability to accommodate an on-call schedule in rotation with the team each month.
  • Ability to communicate with our team members and residents in order to provide customer service.
  • Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
  • Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
  • Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
  • Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
  • Demonstrates knowledge of paint types and paint tools.
