Position Summary
The Salvation Army Duluth Corps is "Doing the Most Good" by providing holistic, person-centered services to individuals and families. In addition to worship services and pastoral care, services include short and long-term case management; food, clothing, utility, rent, and housing support; youth basketball programs, housing programs, and connections to community partners.
Compensation and Location
Wage: $26.01 per hour, 40 hours per week
Location: 215 South 27th Ave West, Duluth MN 55806
Essential Functions
- HVAC and Boiler System Support (20%): Conduct daily boiler checks and monitor building-wide HVAC systems for performance and potential issues. Perform routine maintenance, such as air filter changes in apartments, and notify leadership when vendor support is needed.
- Apartment Turnovers (20%): Manage and perform all aspects of apartment turnovers, including cleaning, painting, repairing, and replacing fixtures to ensure units are safe, clean, and move-in ready.
- Grounds and Seasonal Property Care (20%): Maintain exterior property areas through seasonal tasks such as salting sidewalks, shoveling, snow blowing, lawn mowing, hedge trimming, weeding, and general outdoor upkeep.
- Routine and Emergency Maintenance (10%): Respond promptly to routine maintenance requests and urgent repair needs, including after-hours calls. Troubleshoot issues and complete in-house repairs before requesting external vendors.
- Plumbing and Electrical Maintenance (10%): Complete minor plumbing repairs (e.g., leaking faucets, toilets, and showers) to reduce water waste. Perform basic electrical work, such as replacing outlets, switches, and lighting ballasts.
- Contractor and Vendor Support (10%): As assigned by leadership, assist with meeting contractors on-site, providing access to work areas, and relaying information about needed repairs or maintenance.
- Appliance and Equipment Repair (5%): Maintain and repair tools, appliances, and small equipment including lawn mowers, snow blowers, vacuums, refrigerators, washers, and dryers.
- Vehicle Maintenance Support (5%): Perform routine vehicle checks and coordinate necessary maintenance and repairs to ensure safe and reliable operation.
Education and Experience
- High school diploma or equivalent required.
- Must obtain a Minnesota Special Engineer boiler license within 120 days of employment and work toward obtaining a Minnesota Class C boiler license as experience requirements are met.
- Experience in plumbing, mechanical, electrical repairs, HVAC, and facility maintenance.
- Must pass background checks, including through The Salvation Army and MN Department of Human Services.
- Must possess and maintain a valid driver's license, meet MVR requirements, and maintain a valid DOT medical card.
Competencies
- Strong interpersonal and communication skills.
- Knowledge of proper handling of maintenance equipment, chemicals, and materials.
- Proficiency in using computers, databases, and related software.
Working Conditions
- Physically active role requiring mobility, bending, reaching, walking, and climbing.
- Ability to lift to 40 pounds regularly and 100 pounds occasionally.
- Work conducted in a professional, on-site environment (not remote-eligible).
- Must be able to communicate effectively with colleagues, participants, and vendors.
- Hours may occasionally include responding to emergency maintenance calls during evenings, weekends, or overnight hours.
Supervisory Responsibilities
- This position does not have formal supervisory authority.
- May coordinate and provide work direction to maintenance staff to ensure maintenance projects and apartment turnovers are completed efficiently and safely.
Driving/Travel Requirements
- Operate agency vehicles in support of program operations and organizational objectives.
- Regular travel throughout Duluth is required.
