Job summary

Simplified Management is seeking a Lead Maintenance Tech for the Lewiston/Auburn portfolio. You will perform and oversee maintenance, diagnose issues, and support field technicians to ensure safe, thorough work and accurate documentation of labor, materials, and photos.

You will lead from the field, enforce procedures, and maintain organization across work orders, unit turns, inspections, and larger repair projects. Mileage reimbursement is provided for approved travel.

• Strong focus on quality, safety, and established standards.
• Ability to maintain complete work-order documentation.

Responsibilities

• Perform and oversee maintenance, repairs, unit turns, and inspections.
• Diagnose problems and determine repair methods, materials, and labor.
• Support technicians in the field and review completed work.
• Maintain organized records, including labor, materials, receipts, and photos.
• Ensure work meets safety standards and company procedures.
• Communicate clearly with residents, coworkers, vendors, and management.
