Job description

Lead Maintenance

Job Duties and Responsibilities:

The Lead Maintenance will be responsible, under the direction of the Community Director, for the overall maintenance of the apartment complex and all related day-to-day maintenance operations. The candidate must live within 20 to 30 minutes from the community.

Essential duties include but are not limited to:

  • Delegating instructions to staff to ensure make-ready and maintenance orders are completed
  • Overseeing the quality of work to meet company standards
  • Training staff
  • Performing electrical, plumbing, carpentry, masonry, and painting tasks
  • Repairing and maintaining structures such as showers, sinks, appliances, doors, cabinets, walls, and exteriors
  • Preparing units for new move-ins
  • Having a working knowledge of HVAC systems for maintenance, repair, and replacement
  • Providing 24-hour emergency maintenance
  • Scheduling and completing preventative maintenance
  • Performing grounds work, including cleanup, sweeping, and light landscaping
  • Pool maintenance experience is required
  • Coordinating special projects as directed

Job Requirements:

The Lead Maintenance must maintain a professional and courteous demeanor with visitors, contractors, and colleagues. Candidates must have the necessary tools, follow instructions effectively, and maintain cooperative working relationships.

Skill Set:

  • Ability to use power tools
  • Effective communication skills, including written follow-up and explaining solutions
  • Organizational skills to manage work orders and keys
  • Ability to multitask, handle emergencies, and prioritize tasks
  • Proficient computer skills for managing budgets and correspondence
  • Mastery of appliances, electrical systems, HVAC, and plumbing
  • Universal Certification
