Job Description:

Broadstep Behavioral Health is currently hiring for a Lead Maintenance Technician in Simpsonville, SC. The Lead Maintenance Specialist is a working leadership role responsible for coordinating, supervising, and performing maintenance and housekeeping operations across Broadstep’s psychiatric residential treatment facilities. This position ensures a safe, clean, and well-functioning environment by overseeing facility upkeep, preventive maintenance, housekeeping standards, and small-scale projects. The role requires knowledge of life safety codes, healthcare regulatory standards, and team supervision to ensure full compliance and a premier environment of care.

Broadstep has been a leader inproviding a continuum of physical, emotional, and mental support for children and adults with intellectual and developmental disabilities (I/DD), mental illness, and co-occurring disorders for over 45 years. Broadstep’ s South Carolinaprograms provide comprehensive behavioral health services to individuals with intellectual and developmental disabilities, mental illness, and other diagnoses that may impact their behaviors. We are a family-friendly, individual-focused behavioral healthcare program of group homes and vocational day programs.

  • M-F, 8am-5pm, with flexibility for special projects.
  • Based in Simpsonville, SC.
  • Paid on-call for after-hours emergencies

Essential Functions and Responsibilities:

Leadership & Oversight

  • Supervise and direct daily tasks of Maintenance Specialists and Housekeeping staff across all units.
  • Hold the maintenance and housekeeping teams accountable for a high standard of cleanliness, repair, and regulatory compliance.
  • Lead daily huddles to assign priorities, review project timelines, and ensure alignment with safety and cleanliness goals.
  • Serve as the main point of contact for all facilities-related issues, coordinating with leadership and external contractors as needed.

Project & Facilities Management

  • Oversee building systems including HVAC, fire safety, plumbing, electrical, and structural integrity.
  • Manage and participate in facility repairs, upgrades, and grounds keeping maintaining a functional and welcoming environment.
  • Monitor and enforce life safety, fire code, OSHA, and healthcare facility regulations through routine checks and team training.
  • Conduct routine walkthroughs and audits of buildings and grounds, initiating corrective actions as needed.

Preventive Maintenance & Documentation

  • Develop and manage a preventive maintenance calendar for all systems and components.
  • Ensure accurate documentation of work orders, inspections, repairs, and maintenance logs.
  • Oversee the cleanliness, organization, and inventory management of maintenance and housekeeping supply areas.
  • Set and enforce standards for daily, weekly, and deep cleaning of all facility areas, including patient rooms, common spaces, offices, and bathrooms.
  • Train housekeeping staff on infection control, cleaning protocols, and use of supplies in line with healthcare best practices.
  • Ensure compliance with sanitation, safety, and environmental guidelines set by licensing and accreditation bodies.

Safety, Emergency Response & Compliance

  • Maintain readiness for facility emergencies; participate in drills and respond to actual incidents according to protocols.
  • Serve as liaison during inspections and licensing visits related to facilities and environmental services.
  • Ensure maintenance and housekeeping operations align with patient rights, confidentiality standards, and behavioral health policies.

Other Duties

  • Perform hands-on maintenance and cleaning tasks as needed to support team operations and meet urgent needs.
  • Participate in seasonal activities such as snow removal, landscaping, and safety preparedness.
  • Other related duties as assigned

General Qualifications:

  • Must be 21 years of age.
  • Must be able to pass a background check, drug screening, physical, and TB test.
  • Must have a valid driver’s license.
  • Ability to work flexible hours and participate in on-call rotation.
  • Must meet all state and company licensing and compliance standards.

Education and Certification:

  • High school diploma or GED required.
  • Life Safety Code and/or OSHA training strongly preferred.

Required Experience:

  • Minimum of three (5) years in building maintenance or trades required.
  • One (1) or more years in a supervisory or lead role in maintenance or environmental services preferred.
  • Prior experience in healthcare or behavioral health facility operations highly desirable.

Physical Requirements:

This role includes frequent walking, climbing, lifting, and the operation of tools and machinery, with the ability to lift 50 pounds and respond to emergencies.
