Job Description: Maintenance Technician

As a Maintenance Technician at RENT PROSPER, you will play a vital role in ensuring our properties are well-maintained and in excellent condition.

Your key responsibilities include addressing tenant maintenance requests, performing repairs, inspecting vacant properties, creating scopes of work, and completing all items for turns/make-readies.

Requirements

LARGE & OLDER-AGED COMMUNITY:

• 250+ units in size
• 20+ years old

HVAC (AIR CONDITIONING):

• Troubleshooting issues
• Handling various brands/models of 10+ year old residential AC systems
• Repairing, removing, and replacing parts
• Installing handlers, compressors, and full systems
• Components such as coils, Freon, compressors, fans, capacitors, drain lines, etc.

APPLIANCES:

• Troubleshooting issues
• Handling various brands/models of 10+ year old residential appliances
• Repairing, removing, and replacing parts
• Including stoves/ranges, refrigerators, washers/dryers, microwaves, etc.

PLUMBING:

• Removing and replacing toilets, sinks, faucets, shower heads
• Water supply lines and shutoff valves
• Bath/shower valves
• Water heaters
• Garbage disposals

ELECTRICAL:

• Removing and replacing light and fan fixtures
• Switches and receptacles
• Installing and connecting appliances such as OTR microwaves, dishwashers, garbage disposals

GENERAL/CARPENTRY/DRYWALL/PAINT:

• Minor drywall repairs and patches
• Applying and blending textures
• Touch-up painting
• Minor cabinet and countertop repairs
• Cleaning

PUNCHLISTS AND TURNOVERS:

• Preparing properties for tenant move-ins
• Walking properties, writing scopes of work, logging in PM system, ordering items, performing repairs, scheduling/managing vendors

PROPERTY MANAGEMENT SYSTEMS / WORK ORDERS:

• Handling maintenance requests and work orders via online tenant portal
• Reviewing and analyzing work order reports daily
• Logging pictures and documentation at each repair site
• Providing weekly reports to management

OTHER JOB REQUIREMENTS:

• Logging time in and out for all jobs
• Taking before and after pictures of repairs
• Listing materials used and submitting receipts
• Positive attitude every day!
• Doing the right thing every time!

Working Hours:

Monday - Friday, 8:30 am - 5:00 pm. After-hours on-call duties are rare and only for emergencies.

Position Details:

This role is based at Walden Palms, a 300-unit multifamily property near Millennia Mall. You will be part of a team of three maintenance staff, focusing on work orders and unit turnarounds, with exterior and grounds maintenance handled separately by an HOA team.
