Job Details:

The Lead Maintenance is directly responsible for maintaining the community, ensuring a clean and well-maintained home for residents. The role involves performing repairs in apartments, assisting in preparing units for rent (make-ready), teaching and training the maintenance team, and providing superior customer service.

Key Responsibilities:

  1. Supervise and schedule maintenance activities.
  2. Collaborate with the office team and Property Manager (e.g., walk apartments, review move-in/move-out reports).
  3. Plan weekly apartment make-ready and service request schedules.
  4. Report apartments ready for showing to the Property Manager.
  5. Coordinate and perform preventive maintenance on equipment and apartments.
  6. Prioritize requests or emergencies with the Property Manager.
  7. Repair or replace appliances, plumbing, HVAC, sprinkler systems, and other apartment materials within scope.
  8. Coordinate with the Property Manager on major replacements and repairs.
  9. Ensure all repairs for occupied apartments are completed.
  10. Maintain cleanliness of apartments during make-ready activities.
  11. Assign service requests equally among technicians.
  12. Conduct site inspections to determine make-ready needs, ensuring standards are met or exceeded.
  13. Obtain approval from the Property Manager before major expenditures.
  14. Determine supplies and equipment needs with input from staff.
  15. Meet budgeted expense goals and work with owners/investors to enhance asset value.
  16. Support company KPIs and organizational objectives.
  17. Train and encourage maintenance staff for advancement opportunities.
  18. Monitor work progress and provide guidance as needed.
  19. Hold weekly meetings with maintenance staff.
  20. Participate in required training programs.
  21. Monitor repair repetition and determine corrective actions.
  22. Ensure OSHA compliance and safety standards.
  23. Conduct daily property tours to identify maintenance and safety hazards.
  24. Address hazards or delegate tasks to technicians.
  25. Check storage/pool areas for safety and functionality.
  26. Complete quarterly safety audits.
  27. Assist with weather-related issues and emergencies.
  28. Maintain organization and cleanliness of work areas and shops.
  29. Adhere to KPIs such as occupancy, lease rates, renewal retention, and vacancy rates.
  30. Align with Vidalta Property Management’s core principles and values, including customer service, humility, integrity, loyalty, passion, professionalism, collaboration, teamwork, and results.

Requirements:

  1. High School diploma.
  2. Certified Apartment Maintenance Technician (CAMT).
  3. Availability for overtime and after-hours service calls.
  4. Flexibility to work weekends and varied schedules.
  5. At least 3 years’ experience in on-site property management or maintenance supervisory role, with a successful track record. Consideration for equivalent supervisory experience in a related field with proper certification.
  6. Ability to apply logical problem-solving principles.
  7. Valid driver’s license.
  8. Bilingual in English and Spanish is a plus.
  9. Knowledge of OSHA laws and regulations.
  10. Familiarity with fair housing laws.
  11. Experience with Onesite software and Microsoft Office Suite (Word, Excel, Outlook).
