Job Details:
The Lead Maintenance is directly responsible for maintaining the community, ensuring a clean and well-maintained home for residents. The role involves performing repairs in apartments, assisting in preparing units for rent (make-ready), teaching and training the maintenance team, and providing superior customer service.
Key Responsibilities:
- Supervise and schedule maintenance activities.
- Collaborate with the office team and Property Manager (e.g., walk apartments, review move-in/move-out reports).
- Plan weekly apartment make-ready and service request schedules.
- Report apartments ready for showing to the Property Manager.
- Coordinate and perform preventive maintenance on equipment and apartments.
- Prioritize requests or emergencies with the Property Manager.
- Repair or replace appliances, plumbing, HVAC, sprinkler systems, and other apartment materials within scope.
- Coordinate with the Property Manager on major replacements and repairs.
- Ensure all repairs for occupied apartments are completed.
- Maintain cleanliness of apartments during make-ready activities.
- Assign service requests equally among technicians.
- Conduct site inspections to determine make-ready needs, ensuring standards are met or exceeded.
- Obtain approval from the Property Manager before major expenditures.
- Determine supplies and equipment needs with input from staff.
- Meet budgeted expense goals and work with owners/investors to enhance asset value.
- Support company KPIs and organizational objectives.
- Train and encourage maintenance staff for advancement opportunities.
- Monitor work progress and provide guidance as needed.
- Hold weekly meetings with maintenance staff.
- Participate in required training programs.
- Monitor repair repetition and determine corrective actions.
- Ensure OSHA compliance and safety standards.
- Conduct daily property tours to identify maintenance and safety hazards.
- Address hazards or delegate tasks to technicians.
- Check storage/pool areas for safety and functionality.
- Complete quarterly safety audits.
- Assist with weather-related issues and emergencies.
- Maintain organization and cleanliness of work areas and shops.
- Adhere to KPIs such as occupancy, lease rates, renewal retention, and vacancy rates.

Requirements:
- High School diploma.
- Certified Apartment Maintenance Technician (CAMT).
- Availability for overtime and after-hours service calls.
- Flexibility to work weekends and varied schedules.
- At least 3 years’ experience in on-site property management or maintenance supervisory role, with a successful track record. Consideration for equivalent supervisory experience in a related field with proper certification.
- Ability to apply logical problem-solving principles.
- Valid driver’s license.
- Bilingual in English and Spanish is a plus.
- Knowledge of OSHA laws and regulations.
- Familiarity with fair housing laws.
- Experience with Onesite software and Microsoft Office Suite (Word, Excel, Outlook).
