Job summary

Eskaton is seeking a Maintenance Technician to perform a broad range of upkeep tasks across its Northern California facilities. You will execute preventive maintenance, inspect buildings and grounds, and address safety hazards to ensure safe, clean, and welcoming environments for residents and staff.

Responsibilities include troubleshooting electrical, plumbing, and HVAC systems, coordinating with outside vendors when needed, and maintaining tools, equipment, and common areas.

Qualifications

  • High school diploma or GED; trade school in electrical/plumbing/carpentry preferred.
  • Minimum of two years general maintenance experience, with emphasis on electrical, plumbing and carpentry.
  • Knowledge of HVAC, plumbing, electrical, painting, refrigeration, and grounds maintenance; mechanically inclined.

Responsibilities

  • Perform maintenance and repairs per the facility's preventive maintenance system and safety program.
  • Ensure compliance with Eskaton policy, HUD requirements, and all applicable regulations.
  • Consult with facility administrator on repair priorities and occupancy readiness of units.
  • Inspect building and grounds daily; monitor lighting and safety hazards; plan repairs as needed.
  • Troubleshoot major malfunctions in plumbing, electrical, and heating/cooling systems; coordinate with external vendors as required.
  • Maintain tools and equipment; order non-capital maintenance items; assist with budget adherence.

Essential Job Functions
  • Performs work detailed in the comprehensive preventive maintenance system and safety program for the facility's building and grounds, and performs the tasks associated with the maintenance and repair of the facility.
  • Assures compliance with Eskaton policy, HUD requirements, and all applicable federal, state, and local regulations.
  • Consults routinely with facility administrator regarding facility building and grounds repair needs and priorities for completion.
  • Performs work as needed to prepare apartment units for occupancy.
  • Inspects grounds and building exterior(s) and common areas daily; inspects equipment and night lighting weekly. Is constantly alert to safety hazards and needed repairs/replacements.
  • Is responsible for trouble-shooting major malfunctions in the plumbing, electrical, and heating/cooling systems. In consultation with the facility administrator, coordinates with outside companies for equipment or expertise as needed.
  • Plumbing: Installs, repairs, and maintains piping, fittings, and fixtures involved in the distribution and use of water and gas throughout the facility.
  • Electrical: Operates and makes minor repairs in the existing electrical systems throughout the facility, including the installation of junction boxes, receptacles, and switches. Replaces motors, belts, pulleys, and micro-switches, either upon failure or as trouble-shooting malfunctions occur. Monitors and replaces lights and fixtures, and associated electrical appliances as needed.
  • Carpentry: Standard wood-working skills. Performs finish work to include cabinetry, painting, and minor repairs.
  • General Maintenance: Repairs and services sprinkler systems, including sprinkler valves, PVC piping, and outside water and control valves. Performs minor concrete repairs to sidewalks and patios. Maintains outside lighting systems of the facility, including parking lots and refuse areas. Maintains the attractive appearance ("curb appeal") of the building and grounds.
  • Is responsible to maintain all maintenance tools and equipment in a working and orderly fashion.
  • Purchases non-capital items required for general maintenance of building and grounds.
  • Complies with departmental budget requirements and restrictions and is fiscally responsible in accordance with budget and policies.
  • Provides appropriate supervision to staff in accordance with the Eskaton prime values and established mission statement, where applicable.
  • Completes unit inspections.

Pay ranges from $23.00 per hour - $24.90 per hour. Factors such as scope, responsibilities, experience, education, job-related skills, internal equity, and market considerations may influence base pay.
Qualifications

Education:High school diploma, or equivalent G.E.D. Graduation from trade school related to electrical, plumbing, and carpentry skills, or completion of a recognized on-the-job training program in those areas preferred. Must be able to read and comprehend the English language.

Training And Experience

A minimum of two (2) years general maintenance experience, with emphasis upon electrical, plumbing, and carpentry.

Knowledge And Abilities

Practical knowledge of HVAC systems, plumbing and electrical systems, painting, floor care, refrigeration, appliance repair, construction, grounds maintenance, and various tools and equipment. Mechanically inclined; skilled and dexterous in operation of applicable tools and equipment.

Working Conditions And Physical Requirements

Sedentary Work
Exerting up to 10 pounds of force occasionally, and/or a negligible amount of force frequently. Sedentary work involves sitting more than 67% of a typical workday.
Light Work
Exerting up to 20 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg control requires exertion of forces greater than that of sedentary work and if the worker sits most of the time, the job is considered light work.
Medium Work
Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Heavy Work
Exerting over 50 pounds of force occasionally, and/or up to 50 pounds or force frequently, and/or up to 20 pounds of force constantly to move objects. If related to patient care - Must be able to safely assist residents/patients including but not limited to lifting, turning, supporting weight and movement.
