Job summary

M-M Properties seeks a Senior Operating Engineer to oversee maintenance and operations of a landmark high-rise in Downtown Houston. You will work closely with ownership and lead a team to ensure HVAC, electrical, plumbing, and all building systems run optimally.

Role emphasizes strong leadership, project management, and proactive safety compliance, with direct reporting to ownership and collaboration with contractors and vendors. This is a premier opportunity in a prestigious building.

Qualifications

• Minimum of 5 years in building maintenance, preferably in high-rise buildings.
• Strong leadership and team management skills.
• Excellent problem-solving and decision-making abilities.
• Exceptional communication and interpersonal skills.
• Proficient using maintenance management software.
• Proven ability to manage projects effectively.

Responsibilities

• Assist Chief, Assistant Chief, and Lead oversee and manage aspects of building maintenance and operations.
• Manage various maintenance and operational projects.
• Work collaboratively with others and foster a team-oriented environment.
• Ensure all systems (HVAC, electrical, plumbing, etc.) are functioning optimally.
• Conduct regular inspections and maintenance to ensure compliance with safety regulations.
• Supervise and mentor our team of Building engineers.
• Coordinate contractor and vendor activities as needed.
• Respond promptly to emergency situations and resolve issues efficiently.
• Maintain records of all maintenance activities and help prepare reports for ownership.

Education

City of Houston Stationary Engineers License (First Grade preferred)

State of Texas Maintenance Electricians License

EPA Refrigerant Certification
