This position supports the facilities team in carrying out daily operations for a portfolio of high-quality office and laboratory commercial investment assets. Provide excellent service to tenants, internal and external collaborators.

Serves as a HVAC lead for a team of facilities engineers, providing leadership, mentorship, and guidance to the team as well as among the larger facilities group. Teaches repair and maintenance to bolster junior members’ skills to enable their professional growth and development. Position will be responsible for assigned buildings and/or serve the portfolio in a roving capacity with specialized and dedicated trade skills and experience.

Shift hours: 7:30AM - 4:00PM

Performs maintenance and repairs, troubleshoots more complex building system problems. Performs various duties related to mechanical, electrical, and/or plumbing, including inspections, building repairs, and calibrations. Demonstrates an advanced knowledge of HVAC, building automation, energy management, control systems, electrical, plumbing, and/or fire protection.

May be called upon in an emergency to stabilize, secure, and make repairs necessary to maintain or re-establish occupancy of one or more buildings.

Participation in a rotating on-call schedule is required.

As a Lead Engineer, your responsibilities include but are not limited to:

  • Maintenance, troubleshooting, and repair of mechanical/electrical/plumbing (MEP) equipment
  • Perform general building or specialized maintenance services for base building and tenant needs. This may include facilities support such as installing white boards, hanging pictures, completing plumbing and/or HVAC repairs.
  • Responsible for creating, updating, and closing out work orders and completing tenant bill-backs as appropriate.
  • Provides leadership, direction, mentorship, and guidance to junior engineers.
  • Works with Facilities Supervisor to establish and successfully implement preventive maintenance (PM) systems. Establishes standard operating parameters, procedures, and protocols.
  • Performs preventive maintenance on various facility MEP equipment.
  • Repairs systems such as weather stripping, door closers, locks, and hardware.
  • Inspects assigned buildings and equipment daily, including reviewing the building automation system for alarms and signs of malfunction. Identifies problems and refers them to supervisor if necessary.
  • Performs other related tasks and projects as required; reports facility operational status to Facilities Engineering Supervisor daily.
  • Maintains the integrity of safety equipment on HBRE properties.
  • Supports the development and implementation of HBRE safety policies and maintains the appropriate records. Tracks all Spill Prevention Control & Countermeasure (SPCC) documents and updates current records.
  • Maintains recycling of regulated waste and chemicals along with necessary paperwork.
  • Requires 10+ years of facilities, maintenance, and/or specialized trade work, with 5 years in a supervisory role.
  • Mass Refrigeration license required.
  • High degree of HVAC knowledge (commercial geothermal heat pumps a plus).
  • Knowledge of MEP and life safety systems.
  • Experience working in an OSHA safe environment and knowledge of OSHA safety and compliance regulations.
  • Able to acquire OSHA 10 certification for general industry (Certified OSHA 10 or OSHA 30 card is a plus).
  • Experience leading and mentoring teams, with or without direct authority.
  • Strong interpersonal skills and ability to engage with diverse collaborators at various organizational levels.

Required Education: GED or equivalent experience.

Valid Driver’s license required.
