Job description

The Lead Engineer is responsible for assisting the Property Manager in the full operation and maintenance of the property. Direct on-site engineering and maintenance personnel and assist with training and development. Must be familiar with all building systems and equipment in area of responsibility.

Duties and Responsibilities
  • 1. Embraces and reinforces company core values and behaviors.

  • 4. Maintains courtesy, diplomacy, and service-oriented mindset with internal/external customers and colleagues.
  • 5. Fosters and encourages team to follow policies and procedures.
  • 6. Trains, coaches, and develops employees.
  • 7. Accurately forecasts and maintains budgetary projections.
  • 8. Controls operating costs by effectively utilizing employees, and equipment.
  • 9. Inspects properties to ensure all preventative maintenance is completed according to procedures and in a timely manner.
  • 10. Conducts quarterly building inspections of assigned properties and provide the Commercial Portfolio Manager with written reports.
  • 11. Assists Commercial Portfolio Managerwith budgets as requested.
  • 12. Possesses the ability to maintain tenant relations: attending meetings, solving problems and working together.
  • 13. Reviews drawings for tenant construction and provide written comment to Commercial Portfolio Manager.
  • 14. Monitors property and maintain safe working environment at all times.
  • 15. Keeps Commercial Portfolio Managerinformed of all building engineering issues and provide written reports as requested.
  • 16. Timely responses to all correspondence, paperwork and other requests.
  • 17. Maintains all property equipment files, logs, Building Engines, Utilities, etc. as requested by the Commercial Portfolio Manager.
  • 18. Supervises, reviews, and evaluates of the Engineering and Maintenance personnel.
  • 19. Performs all duties as directed by the Commercial Portfolio Manager.
  • 20. Provides over site and direction to property personnel.
  • 21. Oversees property contractors in the performance of their service and contract work.
  • 22. Maintains an open dialogue with Commercial Portfolio Managerand maintenance staff.
  • 23. Ensures proper tools and supplies are available to handle emergencies.
  • 24. Additional duties to be assigned as needed.

Education, Training and/or Experience
  • Minimum: High School graduate
  • 10 years’ experience within the Commercial Office Building Maintenance/Engineering field.
  • Continuing education in Maintenance/Engineering through training programs approved by the Senior Property Manager.
  • Minimum: Maryland 1st Class Steam Engineering License, DC 3rd Class Steam Engineering License or actively enrolled in an approved licensing program.
  • CFC Universally Certified.
  • Certificates of Training and Completion required: Air Conditioning, Electrical, Basic Controls, Water Treatment, and Steam Engineering.
Working Conditions

While performing the duties of this job the employee is frequently exposed to moving mechanical parts; high, precarious places and outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat and risk of electrical shock.

Physical Requirements

While performing the duties of this job the employee is regularly required to use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to stand; walk; sit; climb or balance and stoop, kneel, crouch, or crawl. The employee is occasionally required to talk or hear and taste or smell. The employee is frequently required to lift 50 to 100 pounds. The vision requirements include close vision, distance vision, peripheral vision and ability to adjust focus.
