Lead Custodian – Full-time – Brownsville Elementary School.

This position performs routine cleaning and sanitizing of an assigned area of a school building following prescribed cleaning frequencies. Under limited supervision the position also is responsible for floor maintenance, furniture relocation, and maintaining the immediate perimeter of the school building. Shift work may be required.

General Definition of Work: This position is responsible for overseeing and coordinating the maintenance and cleaning of buildings to ensure a safe, clean, and functional learning environment. The lead custodian manages a team of custodians, assigns tasks, ensures work is completed efficiently and to APPA Level 2 cleanliness standards, performs routine and maintenance cleaning, manages inventory of cleaning supplies and equipment, and conducts inspections to identify and address deficiencies. This position is designated as “Essential Personnel.”

Essential Functions
  • Open and/or secure buildings.
  • Inspect buildings for safety and cleanliness, refer deficiencies to appropriate personnel, conduct monthly safety reviews, and submit reports to the Assistant Director for Custodial Services.
  • Check heating and cooling adequacy, refer deficiencies to Building Services.
  • Interact with and counsel custodians on minor conflicts, refer serious infractions to the Custodial Zone Manager or Assistant Director.
  • Approve and submit time records.
  • Schedule custodial coverage for weekend events.
  • Coordinate work, schedules and relevant information with evening custodial staff and leadership.
  • Maintain knowledge of Microsoft Outlook and manage daily email monitoring and correspondence.
  • Accept and put away supply deliveries, check packing slips for accuracy, report discrepancies.
  • Evaluate practices, procedures, and facilities to assess safety concerns and enforce a culture of safety.
  • Investigate complaints and provide follow‑up with appropriate personnel.
  • Follow ACPS Building Services guidelines for ordering supplies.
  • Assist Building Manager with annual performance evaluations.
  • Perform routine cleaning tasks using prescribed chemicals and machines, including trash and recycling removal, sweeping, dust mopping, high and low dusting, wet mopping, vacuuming, carpet spotting, restroom sanitation, cleaning glass, mirrors and fixtures, restocking soap dispensers and paper supplies, sanitizing drinking fountains, cleaning walls, vents, chalkboards, baseboards, and other tasks.
  • Perform proper cleaning, care and storage of equipment and supplies.
  • Respond to requests from building occupants, such as setting up for meetings, moving furniture, unloading and storing deliveries.
  • Assist in training and onboarding new custodial staff.
  • Review, submit, and monitor work order requests for the assigned site and regularly meet with administrators to review work orders.
  • Respond to accidents or potential safety hazards such as spills, restroom problems, and student illnesses.
  • Perform minor maintenance tasks.
  • Refinish or restore resilient floor tile as required.
  • Maintain carpet by machine extraction, spotting and bonnet cleaning.
  • Maintain building perimeter by sweeping walks, mowing grass, weeding flower beds, trimming shrubbery, and shoveling snow.
  • Monitor Floating Custodians’ performance and provide feedback to Custodial Zone Manager and Assistant Director.
  • Be on call 24 hours a day, 7 days a week for emergencies (weather and other emergencies).
  • Perform other duties as required.
Knowledge, Skills and Abilities

Must be able to follow oral and written directions, work independently, and work in a team setting. Must have general knowledge of cleaning methods, materials, and equipment, including the use of heavy commercial equipment. Knowledge of occupational hazards, safety precautions, and regulations related to equipment operation and hazardous materials. Considerable knowledge of customer service principles and ability to set and meet quality standards.

Education and Experience

Equivalent to completion of high school, with two years of custodial or janitorial experience and a minimum of one year supervisory or team lead experience. ACPS Custodial Certification may substitute for supervisory experience. Special requirements: satisfactory health condition, negative drug screening, negative tuberculin test, valid driver’s license issued by the Commonwealth of Virginia.

Physical Conditions and Nature of Work Contacts

Work is performed walking or standing. Must be able to lift objects weighing up to 10 pounds continuously, 10‑25 pounds frequently, and up to 75 pounds occasionally. Occasionally exposed to inclement weather and adverse driving conditions. May be required to work independently. The environment exposes the employee to potentially hazardous substances. Custodians regularly contact teachers, students, administration, the public and other personnel. A service‑oriented attitude and ability to coordinate work activity and handle complaints are essential.

Performance will be evaluated on ability and effectiveness in carrying out the above responsibilities.
