Position Overview: The Lead Custodian will assist in the day-to-day operations of the Public Markets. Responsibilities may include but are not limited to: onsite handywork, maintenance crew supervision, pest control management, cleaning supply orders and inventory, and sub-cellar management for Public Markets. The person in this role will need to be flexible with their schedule, as the job may require working nights and/or weekends. In addition, the person in this role will work directly with contracted maintenance staff, field employees, portfolio management, design and construction teams, and will report to the Superintendent of Essex Market.

  • Supervision of Contracted Vendors: Assist in management of on-site custodians, as well as contractors performing repair work within the properties. Assist in supervising maintenance and security staff (contractors). Help oversee pest control work.
  • Supervise, Perform and Monitor: Supervise and ensure the daily cleaning of entrance and interior doors, demonstration kitchen, storage areas, hallways, lounges, corridors, stairways, restrooms, and the community refrigerator. Ensure bathroom supplies are replenished and all areas are cleaned to established standards. Confirm custodians are using appropriate cleaning supplies, materials, and agents for each task. Perform and oversee daily sweeping, mopping, and general maintenance of building lobbies, restrooms, and common area floors. Paint or clean floors and walls as needed. Ensure restrooms are thoroughly cleaned, including urinals, toilets, sinks, mirrors, and walls. Monitor and evaluate custodians’ job performance to ensure it meets expected standards.
  • Building Maintenance: Ensure building systems are operable, reliable, and safe for use. Responsible for arranging ongoing maintenance and repairs and coordinating with contractors, mechanics, and porters to perform maintenance and repairs of building systems as required.
  • Supervise Rubbish Collection: Supervise the trash collection process and ensure it is completed correctly. Transport trash and waste to disposal area as needed.
  • Supervise Special Cleanings: Clean, prime and paint building's interior/exterior walls or coordinate with designated vendors as needed to keep the building facade free of graffiti. Supervise all deep cleanings for the market and outside windows to ensure they are completed as stipulated in the vendor’s contract.
  • Cleaning Supply Inventory and Ordering: Ensure all markets have the necessary cleaning supplies and keep track of their usage and inventory.
  • Emergency Response: Respond to emergencies as required. Must be available and responsive 24/7 and able to help provide solutions during the decision-making process as issues arise. Supervise the removal of ice and snow as required, which may require 24/7 response.
  • Site Inspections: Conduct weekly site inspections and report findings. Supervise the cleaning and regular checking of all lighting fixtures and replace light bulbs as needed.
  • Safety Data Sheet Management: Will maintain and coordinate to have the Safety Data Sheet (SDS) for maintenance & tenants annually at each market.
  • Other duties as assigned.

Qualifications:

  • High School Diploma or equivalent
  • At least 4 years of related experience in maintenance and upkeep of commercial and/or residential properties
  • Ability to communicate effectively in both written and verbal formats
  • Proficiency in Microsoft Office Suite, specifically Outlook, Word, Excel
  • Familiarity with using a two-way radio and mobile phone
  • Knowledge of cleaning machines and tools, includes uses, maintenance and minor repairs
  • Knowledge of chemicals found in cleaning products, danger signs and disposal methods
  • Ability to push or carry objects
  • Ability to work with and lead a maintenance and janitorial staff
  • Ability to work in a team environment and to work on individual projects with minimal oversight
  • Valid driver’s license
  • Familiarity with typical building systems
  • Familiarity with building and fire code codes/regulations
  • Familiarity with typical refrigeration systems
  • Familiarity with snow removal procedures and plans
  • 24 hour on-call response with flexible availability, including evenings, weekends, or holidays as needed
  • New York City residence within 180 days of hire
