Position Summary Details

ABM, a leading provider of integrated facility solutions, is looking for a Lead Technician Cleaner. Must be available to work Monday-Friday with starting pay of $13.00/hr. Must be available to pass a background check.

Responsibilities
  • Use expert technical & troubleshooting knowledge to assist other service representatives in solving problems.
  • Demonstrate capability and interest in training others.
  • Can be relied on to train service technicians and trainees.
  • Teach other technicians how to solve problems without solving the problem for them.
  • Keep technical knowledge up to date regarding equipment and concepts.
  • When presented with a problem, know what to do, and why, and whether to repair or replace.
  • Search out and read applicable manuals and online sources.
  • Belong to and take advantage of technical organizations to improve technical knowledge.
  • Demonstrate capability of handling a heavy workload of calls.
  • Upon receiving a customer complaint, follow systematic questioning techniques and relate answers to the functioning of the system.
  • Follow point-by-point troubleshooting guides to find faults quickly.
  • Avoid needless callbacks by checking the complete system before leaving the job.
  • Check safety and limit controls for proper setting before leaving the job.
  • When faced with a seemingly unsolvable problem, seek help and resolve it before leaving.
  • Use proper tools and instruments for troubleshooting.
  • Inform customer when arriving at or leaving the job and when planning to return.
  • Explore customer complaints to determine the real problem.
  • Respond to customer complaints with appropriate sympathy and empathy.
  • When the problem is caused by customer misuse, tactfully instruct proper use.
  • Provide assurance that the problem is fixed, explaining causes and remedies.
  • Determine job priorities by adhering to schedules, handling interruptions, and ensuring proper tools and materials.
  • Schedule maintenance and plan project work to ensure timely service.
  • Complete all required paperwork promptly and accurately.
  • Obtain customer signatures on service reports.
  • Keep management informed of issues, changes, or customer dissatisfaction.
  • Modify instructions for clear understanding at all levels.
  • Instruct customer personnel to handle emergencies and know when to call for service.
  • Recognize teaching opportunities for customers and allocate time accordingly.
  • Provide sales with qualified leads and alert about competitive efforts.
  • Identify responsible personnel for mechanical systems and recommend replacements for obsolete systems.
  • Assist sales with pricing and projects.
  • Support special projects as assigned.
  • When supervisor is present, may direct smaller work groups.
  • Report performance issues to supervisor; disciplinary authority is not granted.
Qualifications
  • Must be 18 years of age or older.
  • Must meet all requirements for working in specific ATS environments, including a ten-year work history if available.
Preferred Qualifications
  • Customer Service Experience
  • One year of lead or supervisory experience
  • Two years of commercial HVAC experience
