Job Description

Primary Function

The Lead Building Engineer is responsible for overseeing and managing maintenance projects while supporting the Property Manager to ensure the goals of the client are attained in a prompt and timely manner. The Lead Building Engineer will motivate their team and encourage them to work efficiently and safely.

Basic Function

Planning, prioritizing, and scheduling work activities, engaging contractors and vendors when necessary. Troubleshoot, service, and repair all types of building systems including HVAC, plumbing, lighting, and miscellaneous building repairs. HVAC systems include general heating and cooling systems, pumps, and auxiliary equipment. Must have a thorough understanding of HVAC Building Automation Systems to monitor and adjust the system. Perform plumbing system repairs and replacement of fixtures. Maintain electrical lighting fixtures and conduct related maintenance.

Provide responsive customer support with emphasis on customer satisfaction. Assist and advise customers on maintenance solutions and provide follow-up on work progress and status.

Perform other core skills of the trades and related duties as required. Work independently under the guidance of the Property Manager. Manage equipment PMs and work orders within specified time frames. Protect and improve the value of the owner's assets and ensure buildings, equipment, and systems meet or exceed their rated lifespans.

Duties and Responsibilities:
  • Maintain professional relationships and open communication with clients, staff, and vendors.
  • Perform daily and periodic tasks in assigned areas.
  • Maintain a professional, safe, and clean work environment. Comply with OSHA Safety Policies and Regulations.
  • Be on call on a rotating basis to handle off-hour emergencies.
  • Work safely and report unsafe conditions promptly.
  • Perform plant maintenance, operations, and building renovations.
  • Assist in implementing the Preventive Maintenance Program.
  • Complete maintenance work orders promptly.
  • Ensure all work is done timely and cost-effectively according to codes.
  • Assist in identifying cost savings opportunities and procedures.
  • Ensure all facilities are safe and compliant with laws.
  • Follow environmental procedures as directed by tenant’s environmental representative.
  • Assist in reviewing plans for maintenance, construction, and renovations.
  • Possess extensive knowledge of building mechanical and electrical infrastructure.
  • Read and interpret building plans and schematic diagrams.
Requirements:
  • Seven (7) years of experience in building maintenance, with at least 5 years working with HVAC systems.
  • Strong knowledge of air handling, airflow, IAQ, heating, and exhaust systems.
  • Ability to read and interpret detailed plans, manuals, and specifications.
  • Excellent communication skills, both verbal and written.
  • Current New Jersey HVAC License.
  • Universal EPA Refrigerant Reclaiming Certification.
  • Ability to lift over 50 pounds.
  • 3-5 years of experience in a similar environment.
  • Experience with Computerized Maintenance Management Systems.
  • Must pass background check and drug screening.
  • Ability to work well under stress and in high-pressure situations.
  • Effective listening and problem-solving skills.
