Job summary

Cushman & Wakefield is seeking a Lead Building Engineer to lead the local engineering team across a multi-state market, coordinating quarterly market meetings and ensuring compliance with national engineering processes.

You will work with Property Managers and Chief Engineers to implement safety, quality, sustainability, energy management, and related systems, while developing on-site training and preventative maintenance programs to optimize uptime and reduce costs.

Qualifications

• Bachelor’s Degree (Engineering Preferred).
• 10 years of Operations or Program management of commercial property experience.
• Completion of Technical school study relating to HVAC design and Maintenance preferred.
• Minimum of 3 years of management level experience in facilities/property maintenance, engineering, installation and operation of Building Systems.
• Experience in building operations.
• Experience managing unionized and non-unionized employees.
• Technical proficiency in mechanical, electrical and control systems used in PM industry.
• Expertise in operation, management and cost controls of Property Operations.
• Knowledge and interpretation of applicable commercial building codes and standards.
• Experience reading blueprints, safety rules and operating instructions.
• Strong understanding of project management processes.
• Ability to prepare and present reports on building operations and systems.
• Ability to define big picture problems and implement solutions.

Responsibilities

Responsibilities:

• Provide leadership for the engineering team in a multi-state market; Setting up a “local engineering leadership team” from property-level engineers to assist with implementation of the overall national engineering platform

• Coordinate and plan at least quarterly engineering meetings in the market, providing training materials/topics necessary to ensure industry and National Engineering process requirements compliance

• Assist with development, implementation and monitoring of technical programs, and policies and procedures as required by both National Operations and Engineering

• Works with Property Managers and Chief Engineers to help implement and coordinate requirements such as safety, quality assurance, sustainability, energy management, Energy Star, C&W engineering disciplines, and combined energy and water tracking tools as centrally located under Asset Services/GOS/Engineering on C&W Connect

• Assists in the development of property/system specific technical and administrative training of property on-site engineering personnel

• Works with building engineers and operations staff to establish and implement preventative maintenance programs in order to reduce equipment downtime, maintain property system integrity, maximize efficiency and minimize operating costs while protecting the properties assets

• Works with building engineers to submit and obtain client approval for critical environment work authorizations; a procedure detailing shutdown plans for equipment serving critical spaces

• Establish and maintain a network of consultants/pre-qualified service providers to provide assistance and expertise to the field in matters beyond the expertise of operations staff (i.e. MEP design Engineer of record, Environmental, Structural, and Architectural)

• Assists in scope definition, contract negotiations and bid reviews for service, and capital replacement projects

• Provides direction and consultation to the operating staff for HVAC, MEP systems, Fire & Life Safety systems, Automation, Security, and OSHA compliance

• Assists with responses to RFPs and RFIs, participates in new business presentations, account transitions and site assessments

• Performs analysis on multiple work order, asset, and building metrics with the intent of identifying ways to optimize the R&M program

• Recruitment activities in the local market to identifying candidates and top talent. Maintain a database of qualified candidates for possible opportunities

Work Environment:

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

The compensation for the position is: $ 131,750.00 - $155,000.00
