Job summary

The Laramar Group LLC is seeking a Lead Apartment Maintenance Technician to oversee daily maintenance, ensure safety, and deliver exceptional resident service at our multi-family communities in Virginia.

You will lead maintenance teams, manage work orders, perform preventative maintenance, service HVAC, plumbing, electrical systems, and coordinate with vendors. This role requires HVAC and EPA certifications, strong problem-solving, and flexible scheduling.

Qualifications

  • High school diploma or GED required.
  • Minimum of 2+ years of multifamily, residential, commercial, or related maintenance experience preferred.
  • HVAC Certification required.
  • EPA Universal Certification strongly preferred.
  • Working knowledge of HVAC systems, plumbing, electrical, appliance repair, and general building maintenance.

Responsibilities

  • Serve as the primary point of contact between the maintenance team, property management, residents, and vendors.
  • Lead by example while assisting with and overseeing the daily maintenance operations of the community.
  • Ensure timely completion of work orders, unit turns, preventative maintenance, and resident service requests.
  • Troubleshoot, repair, and maintain HVAC systems, appliances, plumbing, electrical systems, and other building components.
  • Support the oversight of property appearance, safety, and curb appeal to ensure a positive resident experience.
  • Assist with scheduling, training, and mentoring maintenance team members to ensure quality work and accountability.
  • Maintain compliance with OSHA regulations and company safety policies and procedures.
  • Monitor inventory levels, supplies, and equipment while helping manage maintenance expenses and budgets.
  • Participate in after-hours emergency response and on-call rotations as required.
  • Deliver exceptional customer service while maintaining a professional, positive, and solution-oriented approach.

Lead Apartment Maintenance Technician oversees daily maintenance operations to ensure the community remains safe, well-maintained, and welcoming for residents. This role leads maintenance activities, supports preventative maintenance efforts, ensures quality service delivery, and helps maintain compliance with company standards while providing exceptional resident service.

QUALIFICATIONS:
  • High school diploma or GED required.
  • Minimum of 2+ years of multifamily, residential, commercial, or related maintenance experience preferred.
  • Previous lead, supervisory, or team leadership experience preferred.
  • HVAC Certification required.
  • EPA Universal Certification strongly preferred.
  • Working knowledge of HVAC systems, plumbing, electrical, appliance repair, and general building maintenance.
  • Experience performing preventative maintenance, unit turns, and property inspections.
  • Strong troubleshooting and problem-solving skills with the ability to prioritize multiple tasks.
  • Excellent customer service, communication, and interpersonal skills.
  • Ability to read, write, and perform basic mathematical calculations.
  • Ability to lift and carry up to 50 pounds and perform physical tasks including standing, walking, climbing, stooping, and lifting throughout the workday.
  • Valid driver's license and reliable transportation required.
  • Ability to work a flexible schedule, including evenings, weekends, overtime, and on-call responsibilities as needed.
