Job summary

JES Holdings in Columbia, MO is seeking a Lead Apartment Maintenance Tech for North Central to oversee upkeep of multiple properties. You will manage preventive maintenance, handle plumbing, electrical, HVAC, and carpentry tasks, and ensure timely completion of work orders while upholding safety standards.

The role requires 5 years in multifamily or similar settings, a High School diploma, EPA Certification, and knowledge of REAC/INSPIRE, HUD and LIHTC standards.

Qualifications

• 5 years of experience in multifamily, commercial, or hotel maintenance.
• Working knowledge in plumbing, electrical, HVAC, carpentry, painting, and building operating systems (eg. door entry and fire suppression).
• Knowledge of REAC and INSPIRE inspection preparation, HUD and LIHTC maintenance standards.

Responsibilities

• Prepare for state agency and investor inspections.
• Prioritize work orders for assigned properties.

Salary Range: $18.00 To $29.00 Hourly

Title: Lead Maintenance Tech

Schedule:Full Time 8am to 5pm Monday through Friday

A non-extensive list of maintenance skills used in this role includes drywall repair, painting, plumbing, electrical, appliance repair, general building maintenance as well as driving preparations for state agency and investor inspections and training maintenance tech I and II’s.

• Ensure properties maintain exceptional curb appeal.
• Be available for on call after hours.
• Must have applicable maintenance tools.
• Lead make ready process with unit turns in a timely manner. Including but not limited to painting, carpet cleaning, and general unit cleaning as needed.
• Preform quarterly preventative maintenance checks.
• Must be able to preform all physical requirements of position including but not limited to being able to lift up to 55lbs, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow.
• Must be willing to assist neighboring properties in maintenance tasks.
• Must be able to pick up supplies from area vendors as needed while legally operating a registered and properly insured vehicle.
• Reports to Regional Manager and Maintenance Superintendent for all delegated tasks.
• Travel to, and participate in, both regional and corporate training and/or conferences as required.
• Be alert to any emergencies, suspicious persons or events and notify appropriate staff.
• Assist with maintaining exceptional curb appeal.
• Maintain positive and professional relationships with residents, vendors, and other staff members.
• Make the manager aware of any health and safety concerns on site.
• Must be willing to work overtime as needed and approved
• Must be able to troubleshoot, repair, and replace HVAC
• Must train assigned staff company systems, building systems, and safety training as well as general maintenance training for Maintenance Tech I and II’s.
• Prepares properties for REAC or INSPIRE inspections.

Required Qualifications:

• Education:
  • High School diploma or the equivalent
  • EPA Certification
• Experience:
  • 5 years of experience in multifamily, commercial, or hotel maintenance experience
  • Must have working knowledge in plumbing, electrical, HVAC, carpentry, painting, and building operating systems (ie. Door entry systems, fire suppression systems, etc.)
  • Must have knowledge of REAC and INSPIRE inspection preparation
  • Must have knowledge of HUD and LIHTC maintenance standards

Preferred Qualifications:

• HVAC EPA Type II Certification
