Job summary

JES Holdings, through Fairway Management, seeks a Lead Maintenance Tech in Kirksville, MO to maintain apartment communities. You will manage repairs, improve curb appeal, and ensure safety and compliance while coordinating with management and residents.

Strong time management and proactive service are essential. Ideal candidates bring 5 years in multifamily or related maintenance, plus EPA certification, and solid knowledge of plumbing, electrical, HVAC, carpentry, and building systems.

Qualifications

• 5 years of multifamily, commercial, or hotel maintenance experience.
• Working knowledge in plumbing, electrical, HVAC, carpentry, painting and building operating systems.
• Knowledge of REAC and INSPIRE inspection preparation.
• Knowledge of HUD and LIHTC maintenance standards.

Responsibilities

• Ensure compliance to all local, state, and investor regulations and policies.
• Prepare for state agency, and investor inspections.
• Prioritize work orders for assigned properties.
• Lead make ready process with unit turns in a timely manner, including painting and carpet cleaning.
• Perform quarterly preventative maintenance checks.
• Be available for on-call after hours.
• Willing to work overtime as needed and approved.
• Travel to regional and corporate training/conferences as required.
• Be alert to emergencies, notify appropriate staff.

Schedule: Full Time 8am to 5pm Monday through Friday

A non-extensive list of maintenance skills used in this role includes drywall repair, painting, plumbing, electrical, appliance repair, general building maintenance as well as driving preparations for state agency and investor inspections and training maintenance tech I and II’s.

• Ensure compliance to all local, state, and investor regulations and policies.

• Prioritize work orders for assigned properties.
• Ensure properties maintain exceptional curb appeal.
• Be available for on call after hours.
• Must have applicable maintenance tools.
• Lead make ready process with unit turns in a timely manner. Including but not limited to painting, carpet cleaning, and general unit cleaning as needed.
• Preform quarterly preventative maintenance checks.
• Must be able to preform all physical requirements of position including but not limited to being able to lift up to 55lbs, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow.
• Must be willing to assist neighboring properties in maintenance tasks.
• Must be able to pick up supplies from area vendors as needed while legally operating a registered and properly insured vehicle.
• Reports to Regional Manager and Maintenance Superintendent for all delegated tasks.
• Travel to, and participate in, both regional and corporate training and/or conferences as required.
• Be alert to any emergencies, suspicious persons or events and notify appropriate staff.
• Assist with maintaining exceptional curb appeal.
• Maintain positive and professional relationships with residents, vendors, and other staff members.
• Make the manager aware of any health and safety concerns on site.
• Must be willing to work overtime as needed and approved
• Must be able to troubleshoot, repair, and replace HVAC
• Must train assigned staff company systems, building systems, and safety training as well as general maintenance training for Maintenance Tech I and II’s.
• Prepares properties for REAC or INSPIRE inspections.

Required Qualifications:

• Education:
  • High School diploma or the equivalent
  • EPA Certification
• Experience:
  • 5 years of experience in multifamily, commercial, or hotel maintenance experience
  • Must have working knowledge in plumbing, electrical, HVAC, carpentry, painting, and building operating systems (ie. Door entry systems, fire suppression systems, etc.)
  • Must have knowledge of REAC and INSPIRE inspection preparation
  • Must have knowledge of HUD and LIHTC maintenance standards

Preferred Qualifications:

• HVAC EPA Type II Certification
