Job summary

Atlantic Pacific Companies is seeking an experienced Apartment Maintenance Supervisor for our Market Rate Community, The Atlantic Preserve, a 293-unit property in Plantation, Florida. The Maintenance Supervisor leads a hands-on team, coordinates repairs, and ensures the upkeep of common areas and units.

You will conduct inspections, prepare move-in ready apartments, handle on-call emergencies, and collaborate with the Property Manager on budgets and vendor relations.

Qualifications

• High School diploma or GED required.
• 2-4 years direct experience as Maintenance Supervisor or Lead Maintenance Technician.
• EPA I or II, Universal or HVAC certification required.
• CPO certification is a plus; pool maintenance experience required.
• Thorough understanding of electrical, plumbing, and HVAC systems.
• Experience with preventative maintenance and organizing work orders.
• Experience with property management software is a plus.

Responsibilities

• Lead maintenance team to complete work orders, preventive maintenance, property upkeep and repairs.
• Coordinate and complete resident work orders within 24 hours.
• Complete regular community inspections.
• Ensure that all market-ready apartments are prepared for move-in.
• Perform on-call emergency service as required.
• Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units.
• Perform maintenance logs and records in property management software.
• Work with Property Manager on Budget Control Log.
• Confirm contractors have completed insurance requirements before work.
• Comply with Fair Housing Laws and Standards.
• Monitor shop inventory to ensure productivity.
• Complete supply orders according to annual operating budget.
