*Position Summary

The core focus of this position will be gardening, landscaping and general curb appeal for our 77-space manufactured home community in Santa Ana, with the emphasis on maintaining the community common area landscape, general maintenance and janitorial. In addition to the Santa Ana property, there will be additional hours once per week at a small RV park in Anaheim. Duties will be assigned under the direct supervision of the Regional Property Manager and the Community Managers.

*Position Performance Objectives

• Operate power tools such as mowers, edgers, and blowers.
• Perform regular gardening and landscaping work.
• Maintain hand tools and assigned equipment.
• Perform common area maintenance and janitorial (clubhouse, laundry rooms, bathrooms, etc.).
• Perform general repairs such as replacing broken tile, screens, garbage disposals, fixtures, appliances, blinds, and locks, painting.
• Work on minor electrical repairs for items such as appliances, fixtures, switches and outlets, etc.
• Perform minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc.
• Work with park utility systems - water, gas, electric and sewer; shut-offs and change outs.
• Assist with preparing vacant homes for occupancy.
• Assist with move-in and move-out inspections.
• Maintain accurate records of work performed.

*Physical requirements

• Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
• Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
• Has the ability to safely use tools such as lawnmower, edger, trimmer, hammer, screwdriver, drill, and saw, etc.
• Has the ability to log maintenance records in a computer or app.

*Experience requirements

• Has a minimum of one year of recent experience in janitorial and landscape maintenance, property management, or apartment/residential maintenance.
• Has basic use skills of Microsoft Office (Word, Excel, Outlook).
• Possess a valid California Driver's License, reliable transportation, and automobile insurance.
• Possess a high school diploma or GED equivalent.

*Compensation/Position Details

• 32 hours per week, Monday thru Friday
• $19 - $24/hour
• Job requires traveling in your vehicle and preforming job duties once per week at the property in Anaheim with the majority of the weekly hours at the property in Santa Ana
