Job Title: Land Transaction Manager (Real Estate)

Employment Type : Contract to Full-time

Job Location: Work from home (Remote)

Salary Range: $3,000 plus gross profit commission per closing

With one of the largest land operations in the country and a team spread across multiple states and countries, we specialize in wholesale and subdividing land, focusing on mid to long-term land investments in several states including Texas, North Carolina, South Carolina, Florida, Georgia and others. GoldSoil has completed over 1000 land acquisitions, including residential, agricultural, and commercial real estate. Position Summary

Join one of the largest — and fastest‑scaling—land‑wholesale operations in the USA. As our full‑time Transaction Manager, you’ll step into a critical seat just as we gear up for an aggressive 2025 expansion that will multiply our deal volume and gross profit.

Required Experience:

  • Experience working with investors on wholesale and flip transactions is a huge plus.
  • Experience qualifying and working with investor-friendly title companies and attorneys is preferred.
  • Experience working with Title Companies, Attorneys, Lenders, Surveyors, Notary and other licensed Real Estate professionals
  • At least five years’ experience in curative title work at a reputable title company.
  • Experience working with and overseeing overseas teams of transaction assistants and title examiners.

Tools and Technology

  • Hand On Experience with tools such as ChatGPT.com and Claude.AI
  • Experience with enterprise‑level CRMs (e.g., Salesforce or similar)
  • Experience using a phone dialer integrated into a CRM
  • Proficiency with Google Workspace (Gmail, Drive, Calendar)
  • Proficiency with Simplifile documenting Deeds and other instruments with County
  • Proficiency with video‑conferencing tools such as Google Meet and Zoom

Closing & Profit Target Management

  • Monitor monthly closing volume and gross-profit bookings against company targets.
  • Generate and distribute regular pipeline reports to forecast closings and profit milestones.
  • Proactively flag deals at risk of slipping past month-end and collaborate with stakeholders to accelerate them.
  • Adjust timeline coordination to prioritize transactions critical to hitting targets.
  • Partner with acquisitions and marketing teams to focus efforts on high-value deals and ensure goals are met.

Title Review & Curative Solutions

  • Analyze title commitments and abstracts to pinpoint exceptions, liens, easements, or other encumbrances that could impede closing.
  • Collaborate with title company representatives and real estate attorneys to devise creative curative strategies—such as drafting affidavits, obtaining releases, or initiating quiet-title actions.
  • Coordinate documentation and sign-offs for curative measures, ensuring all parties understand required steps and deadlines.
  • Track progress of title resolution tasks, updating the closing calendar and alerting stakeholders to any changes.
  • Confirm clear title status before funding, facilitating a seamless closing and minimizing post‐closing disputes.

Client Communication

  • Provide sellers and buyers with clear, timely status updates via phone, email, or portal—setting expectations and reducing anxiety.
  • Field and triage all transaction-related inquiries, ensuring questions about paperwork, timelines, or funding are answered within 24 hours.
  • Build trust by delivering professional, courteous service, guiding clients smoothly through each procedural step.

Timeline Coordination

  • Develop and circulate comprehensive closing calendars detailing key dates (due diligence deadlines, funding cutoffs, recording schedules).
  • Proactively remind team members and external partners of upcoming milestones, adjusting deadlines as needed to keep closings on track.
  • Identify and escalate bottlenecks—such as delayed title commitments or missing signatures—so no deal lapses.
  • Maintain a meticulously organized digital filing system for purchase agreements, disclosures, title docs, and seller/ buyer addenda.
  • Implement standardized naming conventions and version control to guarantee audit-ready document sets at all times.
  • Conduct pre-closing audits to verify completeness and accuracy before sending packages to title or county offices.
